PAGE i OF 2 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDn~f FEE 0.00 rK: RESOLUTION NO. 93-209 A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR -- THE APPROVED PRELIMINARY SUBDIVISION PLAN OF PALOS VERDES ESTATES, TRACT 4131, A SUBDIVISION OF A PORTION OF THE NE!:I: OF SECTION 31, TOWNSHIP 19 NORTH, RANGE 21 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on August 2, 1993, a public hearing was conducted to determine the approval of an Extension of Time for PALOS VERDES ESTATES, Tract 4131, and WHEREAS, the owner/developer of this tract is Global Financial Services of Torrance, California. The engineer responsible for the preparation of the drainage report and design of this subdivision is Mohave Engineering Associates, Inc. of Kingman, Arizona, and WHEREAS, this project site is located approximately two and one-half miles east of Highway 95 on the south side of Joy Lane, and WHEREAS, this proposed subdivision consists of approximately 58 acres subdivided into 264 lots having a minimum lot size of 6,000 square feet and a maximum lot size of 8,143 square feet. The overall density is 4.52 dwelling units per acre, with a one- acre parcel reserved for recreational purposes, and WHEREAS, in the letter dated May 6, 1993, received by Planning and Zoning on May 11, 1993, Mr. Joel Purcell, representative of the owner/developer, states, "We are hereby requesting an Extension of Time for this project. Due to the economic climate the past year, the developer has not been able to obtain the necessary financing, however they are actively pursuing backing for the project and hope to begin construction in the near future," and WHEREAS, Article 3.10 states, "Upon application to the Commission and prior to the expiration of the time limit, extensions in increments of one (1) year may be granted by the Board if the subdivider is actively processing the Final Plat. If such action is not taken then all proceedings relating to the plat shall be terminated," and ....' " . . RESOLUTION NO. 93-209 Page 2 WHEREAS, the Preliminary Subdivision Plan was conditionally approved by the Mohave County Board of Supervisors on May 1, 1991, via Resolution No. 91-117. This will be the first Extension of Time, and WHEREAS, at the public hearing before the Mohave County Planning Commission on July 14, 1993, the Commission recommended conditional approval of the requested Extension of Time with the applicant understanding and accepting the following conditions: 1. Compliance with all conditions as stated in BOS Resolution No. 91-117. 2. This Extension of Time will be in effect until May 1, 1994. NOW THEREFORE BE IT RESOLVED, that notice of hearing has been met and published throughout this subdivision process as required by Arizona Revised Statutes and Mohave County Regulations, and the public was afforded notice of this action through advertisement of the Board of Supervisors meeting for this date. NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, August 2, 1993, approved this Extension of Time for the Preliminary Plan of PALOS VERDES ESTATES, Tract 4131, as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
