RESOLUTION SETTING FORTH THE REZONING OF THAT PORTION OF THE E!z
OF THE SW~ OF SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, TO BE
KNOWN AND SUBDIVIDED AS RODEO PARK, TRACT 4145, FROM A-R
(AGRICULTURAL-RESIDENTIAL) ZONE PROPOSED TO BE R-M/6M (MULTIPLE
RESIDENTIAL/SIX THOUSAND SQUARE FOOT MINIMUM LOT SIZE) ZONE,
LOCATED IN THE SOUTH MORAVE VALLEY AREA.
\'HIEREAS, at the regular meeting of the 110have County Board
of Supervisors held on August 2, 1993, a public hearing was
conducted to determine approval for the rezoning of the above
referenced land to be subdivided as RODEO PARK, Tract 4145, and
WHEREAS, the owner/subdivider of this tract is GR&F Venture,
2899 Agoura Road #117, Westlake Village, CA, a California General
Partnership. The engineer responsible for the preparation of the
drainage reFort and design of the subdivision is Stovall
Engineers, Inc. of Riviera, Arizona, and
WHEREAS, this property is located approximately one and
three-quarter miles south of Bullhead City and one-half mile east
of Highway 95. Access is off Highway 95 east on El Rodeo Road to
the project site. The site is between Highway 95 and Calle Del
l1edia, and
WHEREAS, review of Floodplain Map #040058-2445C indicates
that this proposed subdivision lies within an "AO" (major
designated) flood zone. A l10have County flood control channel
runs along the north side of the proposed subdivision, and
WHEREAS, the proposed subdivision is located on vacant land.
Surrounding land uses include a mixture of Commercial, Mul ti-
Family, and Single Family Residential uses, and
WHEREAS, the developer is proposing to subdivide 23.03 acres
into 115 lots with a 6,000 square foot minimum lot size and a
maximum lot size of 15,000 square feet. The lots are proposed
for Multi-Family use and will be developed in three phases, and

WHEREAS, the developer intends electric power to be provided
by Mohave Electric Cooperative; telephone by Citizens Utilities
Company; the domestic water supply by Bermuda ~vater Company;
sewage treatment will be provided by Fort Mohave Tribal Utility
Authority; solid waste disposal by private carrier to Mohave
County Landfill; and Fort Mohave Mesa Fire Department will
provide fire protection, and
WHEREAS, at the public hearing before the Mohave County
Planning Commission on July 14, 1993, the Commission recommended
conditional approval of the requested rezoning with the applicant
understanding and accepting the following conditions:

shall become effective as each phase is developed.
NOW THEREFORE BE IT RESOLVED, that notice of hearing has
been met and published throughout this subdivision process as
required by Arizona Revised Statutes and Mohave County
Regulations, and the public was afforded notice of this action
through advertisement of the Board of Supervisors meeting for
this date.

NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of
Supervisors, at their regular meeting on Monday, August 2, 1993,
approved the rezoning for RODEO PARK, Tract 4145, as recommended
by the Mohave County Planning and Zoning Commission and outlined
herein.
