PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 N~ MICROFILMED RESOLUTION NO. 93-171 A RESOLUTION SETTING FORTH A REZONING OF PARCEL 65-B, FROM: A- R/IOA (AGRICULTURAL-RESIDENTIAL/ TEN ACRE MINIMUM LOT SIZE) ZONE, PROPOSED TO BE: A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE, IN SECTION 7, TOWNSHIP 23 NORTH, RANGE 16 WEST, LOCATED APPROXIMATELY ONE-HALF (.5) MILE EAST OF STOCKTON HILL ROAD AND ONE-QUARTER (.25) MILE NORTH OF CALLE SALINAS ROAD IN THE LONG MOUNTAIN PORTION OF THE MOHAVE COUNTY GENERAL AREA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 7, 1993, a public hearing was conducted to determine whether approval should be granted to Therese Francois of San Diego, CAT for a zone change from A-R/10A (Agricultual Residential/Ten Acre Minimum Lot Size) zone to A- R/5A (Agricultual Residential/Five Acre Minimum Lot Size) zone, in the Long Mountain area, and WHEREAS, Section 7 is located approximately eight (B) miles north of Jagerson Road and is bordered by Stockton Hill Road on the west and north Bank Street on the east. The property is accessed from Stockton Hill Road via an unnamed roadway east approximately one-half (.5) mile, thence north on another unnamed roadway approximately two hundred (200') feet to the south- central side of the subject property, and WHEREAS, review of floodplain map #04005B-2000B indicates this parcel to be clear of a designated floodplain. The property is currently vacant. Surrounding land uses consist primarily of vacant land with a few scattered residences. The terrain of the property is fairly mountainous, limiting the possible building sites, and WHEREAS, this rezone conforms to the Long Mountain Area Plan, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 12, 1993, the Commission recommended APPROVAL of the zone change contingent upon the following: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations. 3. The two parcels shall meet or exceed five (5) acres exclusive of road easements or rights-of-way. 4. That appropriate zoning/building/environmental permits be obtained. These permits will not be issued until after Parcel Plat recordation. 5. The rezone shall not days after final classification by the 11-829E. become effective for thirty (30) approval of the change in Board of Supervisors, as per ARS 6. If these conditions are not met within one (1) year this approval shall be void. If, at the expiration of this period the property has not been improved for the use for which it was conditionally approved, the Board, after notification by registered mail to the owner and applicant who requested the rezoning, shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification in accordance with Arizona Revised Statutes Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 22, 1993, and posted May 21, 1993 as required by Arizona Revised Statutes, and the Mohave County zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday June 7, 1993, approved this zone change as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
