RESOLUTION NO. 93-168
A RESOLUTION SETTING FORTH A REZONING OF A PORTION OF THE N1/2,
OF THE N1/2, OF THE N1/2, OF THE NW1/4 OF THE SW1/4, SECTION 22
TOWNSHIP 16 NORTH, RANGE 13 WEST, FROM: A (GENERAL) ZONE,
PROPOSED TO BE: A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM
LOT SIZE) ZONE, LOCATED ON HIGHWAY 93 AT MILE POST 123.2, IN THE
MOHA VE COUNTY GENERAL AREA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 7, 1993, a public hearing was
conducted to determine whether approval should be granted to
Daisy Soles of Kingman, Arizona, for a zone change from A
(General) zone to A-R/IA (Agricultural-Residential/one Acre
Minimum Lot Size) zone, in the Wikieup area, and
WHEREAS, the subject property is located on Highway 93 in
Wikieup. The property currently has a mobile home located on the
rear portion of the property, and the surrounding land uses
consist of commercial businesses on the north and south sides of
the property and vacant land to the east and west of the parcel.
There is a small wash running along the northern side of the
parcel, and
WHEREAS, review of floodplain map #040058-2913B indicates
this parcel to be clear of a designated floodplain. The
applicant desires to split this two-plus (2.99) acre parcel into
two (2), one-plus (1+) acre parcels, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on May 12, 1993, the Commission
recommended APPROVAL of the Zone Change contingent upon the
following:

Residential/One Acre Minimum Lot Size).

2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The two parcels shall meet or exceed one (1) acre
exclusive of road easements or rights-of-way.

4. That appropriate zoning/building/environmental permits
be obtained. These permits will not be issued until
after Parcel Plat recordation.
5. The granting of a thirty (30~) foot road right-of-way
along the southern boundary of the eastern parcel. This
shall be approved through the recording of the
resolution authorizing this zone change, and that the
granting statement to be shown on the Parcel Plat.

The rezone shall not become effective until

7. If these conditions are not met within one (1) year this
approval shall be void. If, at the expiration of this
period the property has not been improved for the use
for which it was conditionally approved, the Board,
after notification by registered mail to the owner and
applicant who requested the rezoning, shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, May 22, 1993, and posted May 21, 1993 as
required by Arizona Revised Statutes, and the Mohave County
zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday June 7, 1993, approved this
zone change as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
