PAGE 1 OF 2 HOHAVE COUNTY BOARO OF SUPERVISORS RECOROI~G FEE 0.00 Ne MICROALMm RESOLUTION NO. 93-166 A RESOLUTION SETTING FORTH A REZONING OF THE El/2 OF THE Wl/2 OF LOT 83, TRACT 10, GATEWAY ACRES, FROM: A (GENERAL) ZONE, PROPOSED TO BE: C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE) ZONE, LOCATED APPROXIMATELY ONE-HALF (.5) MILE NORTHEAST OF HIGHWAY 93 ALONG PIERCE FERRY ROAD IN SECTION 19, TOWNSHIP 25 NORTH, RANGE 19 WEST, IN THE DOLAN SPRINGS AREA OF THE MOHAVE COUNTY GENERAL AREA . WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 7, 1993, a public hearing was conducted to determine whether approval should be granted to Louis Desmarais of Bullhead City, Arizona, for a zone change from A (General) zone to C-2H/1A (General Commercial Highway Frontage/One Acre Minimum Lot Size) zone, in the Dolan Springs area, and WHEREAS, the subject property is located approximately one half (.5) mile north of Highway 93 on Pierce Ferry Road. The property is accessed from Highway 93 via Pierce Ferry Road northeast approximately one-half (.5) mile to the northwest corner of the property, and WHEREAS, review of floodplain map #040058-1775B indicates this area to be clear of a designated flood zone. The property is currently vacant, with the surrounding land uses consisting of a few commercial businesses located along Pierce Ferry Road and at the intersection of Highway 93 and Pierce Ferry Road; the remaining area being vacant with a few single family residences, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 12, 1993, the Commission recommended APPROVAL of the zone change contingent upon the following: 1. The parcel be zoned C2H/IA (General Commercial Highway Frontage/One Acre Minimum Lot Size). --.."./ 2. The parcel shall meet or exceed one (1) acre exclusive of road easements or rights-of-way. 3. As requested by the Public Works Department, the northwest portion of the parcel that falls within Pierce Ferry Road right-of-way be dedicated to the County. 5. The rezone shall not become effective until days after final approval of the classification by the Board of Supervisor, 11-829E thirty (30) ,change in as per ARS WHEREAS, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, May 22, 1993, and posted May 21, 1993 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday June 7, 1993, approved this zone change as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
