A RESOLUTION SETTING FORTH A REZONING OF THE S~ OF LOTS 11 AND
16, BLOCK GG, LAKE MOHAVE COUNTRY CLUB ESTATES, FROM: R-M/1A
(MULTIPLE-FAMILY RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE,
PROPOSED TO BE R-M/20M (MULTIPLE-FAMILY RESIDENTIAL/TWENTY
THOUSAND SQUARE FOOT MINIMUM LOT SIZE) ZONE, LOCATED IN SECTION
31, TOWNSHIP 22 NORTH, RANGE 16 WEST, LOCATED ON NORTH ARIZONA
STREET, IN THE KINGMAN AREA.

WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 7, 1993, a public hearing was
conducted to determine whether approval should be granted to
James Benko and Gloria Newman of Kingman, Arizona, for a zone
change from the existing R-M/1A (Multiple-Family Residential/One
Acre Minimum Lot Size) zone, to R-M/20M (Multiple-Family
Residential/Twenty Thousand Square Foot Minimum Lot Size) zone,
in the Kingman area, and
WHEREAS, Lot 11 (Sl/2) is located approximately five hundred
(500') feet west of north Bank Street, and approximately four
hundred (400') feet north of Gordon Drive. The lot runs from
east to west, between north Arizona Street and north Benton
Street. The lot configuration is side by side, due to a former
split of two (2), one (1) acre parcels divided in half. This
property consists of the two southern lots, and
WHEREAS, the original application request only asked for the
rezoning of the south half of Lot 11, Block GG. The property to
be rezoned also consists of the south half of Lot 16, and
WHEREAS, review of floodplain map #040058-2165C indicates
this property to be located in a designated floodplain (Zone AO),
and requires a special Floodplain use permit. The property is
currently zoned RM/1A (Multiple Family Residential/One Acre
minimum Lot Size) zone, with the properties to the north, east
and south also zoned RM/IA. The area to the west is zoned R-
1/20M. There is currently a mobile home on the east side of the
property. The surrounding land use consists mainly of single
family residential homes, with the remainder of the area being
vacant, and

WHEREAS, this item was tabled by the Mohave County Planning
and Zoning Commission on Wednesday, April 10, 1991. On a letter
dated April 15, 1991 to the applicant, it states that the zone
change request was tabled until such time as the consultants can
do an overview of the area.
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on May 12, 1993, the Commission
recommended Approval of the requested zone change contingent
upon the following:

WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, May 22, 1993, and posted May 21, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday June 7, 1993, approved this
zone change as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
