RESOLUTION NO. 93-161
A RESOLUTION SETTING FORTH A ZONING USE PERMIT FOR THE
ESTABLISHMENT OF A SINGLE FAMILY RESIDENCE IN AN SD/C (SPECIAL
DEVELOPMENT/ COMMERCIAL) ZONE, ON LOT 21, BLOCK 164, NEW KINGMAN
ADDITION, TRACT 1103, UNIT 10, LOCATED ON THE NORTHEAST CORNER OF
BOND STREET AND MCVICAR AVENUE, SECTION 30, TOWNSHIP 22 NORTH,
RANGE 16 WEST, IN THE KINGMAN AREA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 7, 1993, a public hearing was
conducted to determine whether approval should be granted to Joe
and Darlene Puskarov of Kingman, Arizona, for a Zoning Use Permit
for a single family residence in an SD/C (Special Development/
Commercial) zone, in the North Kingman Area, and
WHEREAS, Lot 21 is located approximately one-half (.5) mile
east of Stockton Hill Road, and approximately three hundred and
fifty (350 ~) feet south of Jagerson Avenue. The property is
accessed from Jagerson Avenue via Bond Street south approximately
three hundred and fifty (350 ~) feet to the northwest corner of
the subject property, and
WHEREAS, review of floodplain map #040058-2165C indicates
this property to be clear of a designated floodplain. The
property is currently zoned SD/C, with SD/C property to the north
and west; the property to the south and east is zoned SD/R. The
property is currently vacant with residential homes located on
the north, east and south; the western parcel is currently
vacant, although the property is in the planning stages for a new
residential subdivision, and
WHEREAS, the applicant desires to build a residential home
on the site, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on May 12, 1993, the Commission
recommended Approval of the requested Zoning Use Permit
contingent upon the following:
1. The applicant comply with all applicable prov1s1ons of
sections of the Mohave County Zoning Regulations.

2. That appropriate zoning/building/environmental permits
be obtained.
3. If construction or use has not commenced within one (1)
year of Board approval of the Zoning Use Permit or if
the use has been discontinued for six (6) months, then
approval shall terminate at that date.
4. This Zoning Use Permit is subject to revocation upon
sixty (60) days notification by the Board of Supervisors
if, in the opinion of the Commission and Board, the
continued use of the property would be contrary to the
public health, safety, and welfare.
5. If these conditions are not met within one (1) year this
approval shall be void. If, at the expiration of this
period the property has not been improved for the use
for which it was conditionally approved, the Board,
after notification by registered mail to the owner and
applicant who requested the rezoning, shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification in accordance with Arizona Revised
Statutes Annotated, Title 11, Chapter 6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Standard, a newspaper of general circulation in Kingman, Mohave
County, Arizona, May 22, 1993, and posted May 21, 1993 as
required by Arizona Revised Statutes, and the Mohave County
Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday June 7, 1993, approved this
Zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
