A RESOLUTION SETTING FORTH APPROVAL OF AS-BUILTS AND IMPROVEMENT PLANS FOR PALM ESTATES II, TRACT 4104-A, BEING A SUBDIVISION OF A PORTION OF SECTION 14, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 1, 1993, a public hearing was conducted to determine the approval of the As-Builts and Improvement Plans for Palm Estates II, Tract 4104-A, and WHEREAS, the owner/subdivider of this tract is Harold Sharp, _. Sharp Investment Company of Bullhead City, Arizona. The engineer of record on this project is Stovall Engineers, Inc., of Riviera, Arizona, and WHEREAS, the proposed subdivision is located one (1) mile south of Bullhead City limits, east on Camp Mohave Road, three- quarters (0.75) mile from Highway 95. Access is provided to this parcel from Camp Mohave Road and Sharp Drive, and WHEREAS, the subject property is designed to accommodate fifty-six (56) single family homes on sixteen-plus (16.507) acres, and WHEREAS, this phase is five-plus (5.143) acres subdivided into twenty-eight (28) lots, and WHEREAS, the water will be supplied by Bermuda Water Company, electric power by Mohave Electric Cooperative and telephone service by Citizens Utility Company. Sewage disposal will be individual septic systems. Fort Mohave Mesa Fire Department will be providing fire protection for this project and private carrier will be providing the solid waste (garbage) disposal to Mohave valley Landfill, and ~~0 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 12, 1993, the Commission recommended APPROVAL of the As-Builts and Improvement Plans for Palm Estates II, Tract 4104-A, with the applicant understanding and accepting the following conditions: ., 1I , . ;."~._",,, i:,.;~:) RESOLUTION NO. 93-159 PAGE 2 OF 2 BK 2231 PG 31 (FEE~93-31228) Page 2 1. The Mohave County Engineer, Harold J. Ganyo, P.E., in a letter dated April 29, 1993 and received by Planning and Zoning on April 29, 1993. Mr. Ganyo states, "All improvements of Palm Estates, Tract 4104-A, have been completed by the developer. As-built plans, certifications and required reports have, been submitted. The improvements have been inspected and substantially conform to the plans, specifications, and County Standards." NOW THEREFORE BE IT RESOLVED, the notice of hearing has been met and published throughout this subdivision process and the public was afforded notice of this action through advertisement of the Board of Supervisor's meeting for this date as required by Arizona Statutes and Mohave County Regulations. NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of Supervisors, at their special meeting on Tuesday, June 1, 1993, approved the As-Builts and Improvement Plans for Palm Estates II, Tract 4104-A, as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
