PAGE 1 OF ~ Mohave County Board of Supervisors RECORDING FEE 0.00 Ne RESOLUTION NO. 93-155 A RESOLUTION SETTING FORTH APPROVAL OF ~ PRELIMINARY SUBDIVISION PLAN AND PETITION OF EXCEPTION FOR RODEO PARK, TRACT 4145, BEING A SUBDIVISION OF A PORTION OF SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on June 7, 1993, a public hearing was conducted to determine the approval of the Preliminary Subdivision Plan and Petition of Exception for Rodeo Park, Tract 4145, and WHEREAS, the owner/subdivider of this tract is GR&F Venture, a California General Partnership. The engineer responsible for the preparation of the drainage report and design of this subdivision is Stovall Engineers, Inc. of Riviera, Arizona, and WHEREAS, this property is located approximately one and three-quarters (1.75) miles south of Bullhead City and one-half (0.5) mile east of Highway 95. Access is off Highway 95 east on EI Rodeo Road to project site. The site is between Highway 95 and Calle Del Media, and WHEREAS, the preliminary plan depicts twenty-three plus (23.03) acres subdivided into one hundred fifteen (115) lots at six thousand (6,000) square foot minimum lot size and a maximum lot size of fifteen thousand (15,000) square feet. The lots are proposed for Multi-Family (duplex) use and will be developed in three phases, and WHEREAS, the developer intends electric power be provided by Mohave Electric Cooperative; telephone by Citizens Utilities Company; the domestic water supply by Bermuda Water Company; sewage treatment will be provided by Fort Mojave Tribal Utility Authority; solid waste disposal by private carrier to Mohave County Landfill; and Fort Mojave Mesa Fire Department will provide fire protection, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on May 12, 1993, the Commission recommended APPROVAL of the Preliminary Subdivision plan and . . , -~'" RESOLUTION NO. 93-155 Page 2 \~--_~~,~:2} ~" Petition of Exception for Rodeo Park, Tract 4145, with the applicant understanding and accepting the following conditions: 1. A Petition of Exception request is submitted as follows: I. Ten (10") foot Public Utility Easements at the front of lots. II. Single tier lots. III. Long block length exceeding 1320 feet in length. This petition is submitted as a request that the Planning and zoning Commission recommend to the Board of Supervisors the granting of exceptions from the Subdivision regulations as outlined in Article 1.13 for the following.reasons: 1".{5~\ 1. PAGE 2 OF ~ GK 2233 PG 68 (F~E~93-3204b) . . ..... ~- -c.-J -._'...'f:.:/ RESOLUTION NO. 93-155 Page 3 2. :~;~~;~ \.:;af;l /~;~~ ., , _/~ The approval of this subdivision was based on the understanding of the Commission and the Board of Supervisors that all streets within the subdivision will be constructed and paved with asphaltic concrete in accordance with Standard Specification #171 and #101.10D of the County Engineering Road Standards or better. Some of the interior streets will be standard crown and some are inverted crowns; both will have standard curbs. The water quantity and quality will be approved by the Arizona Department of Water Resources. The sewage collection system and the water distribution system, including adequate pressure and volume for fire flows, will be constructed to serve each lot and be approved by the Arizona Department of Environmental Heal th. Grading and drainage related improvements will be made as recommended by the design engineer in the submitted drainage reports and as approved by the County Engineer. Electric and telephone service shall be provided to each lot in accordance with Arizona Corporation Commission regulations. Signed service contracts from all purveyors of service to this subdivision will be required. All lots and street centerline monuments will be staked and monumented in accordance with Standard Specification No. 102 of the County Public Works Department. Fire hydrants will be provided at locations prescribed by the Fort Mojave Mesa Fire Department. Street name and regulator signs will be installed in accordance with the requirements of the Mohave County Subdivision Regulations and as recommended by the design engineer. As a condition of approval, the Owner/Subdivider is responsible for the completion of these site improvements and shall provide an assurance for all required subdivision improvements in accordance with Article V of the Subdivision Regulations. 3. A corporate entity for this project shall be formed and allow for provisions of perpetual maintenance for the project's block walls, park areas, or any other facility deemed private in nature, as detailed in the CC&Rs. Moreover, the articles of incorporation forming the property owners association shall be submitted as per Mohave County Subdivision regulations. 4. A one (1') foot vehicular non-access easement shall be provided for any double fronted lots. 5. The one (1') foot vehicular non-access easement as designated on the plat will have a five foot four inch (5' 4") minimum block wall erected upon it to ensure non-access. Zoning resolution shall include the m~n~mum setbacks as illustrated on the approved preliminary plan and dated received by staff on March 8, 1993. NOW THEREFORE BE IT RESOLVED, the notice of hearing has been met and published throughout this subdivision process and the public was afforded notice of this action through advertisement of the Board of Supervisor's meeting for this date as required by Arizona Statutes and Mohave County Regulations. NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, June 7, 1993, approved this Preliminary Subdivision Plan and Petition of Exception for Rodeo Park, Tract 4145, as recommended by the Mohave County Planning and zoning Commission and outlined herein.
