PAGE 1 OF 3 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDING fEE 0.00 He RESOLUTION NO. 93-353 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF GOVERNMENT LOT 3, SECTION 5, TOWNSHIP 40 NORTH, RANGE 15 WEST, FROM A ~ (GENERAL) ZONE TO A-R (AGRICULTURAL-RESIDENTIAL) ZONE LOCATED IN THE ARIZONA STRIP AREA, MOHAVE COUNTY, ARIZONA. /:/.-;~~ ',c'.:)' I Cl - , ,;'..<f?)~ . - . ~. .~; "..J WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December 6, 1993, a public hearing was conducted to determine whether approval should be granted for a zone change for the above described property to owner Bill Evans of Littlefield, Arizona, and WHEREAS, the property is located approximately one-half mile north of Interstate 15 and west of Highway 91. The property is accessed from Highway 91 by Pioneer Road, then west to the subject property, and WHEREAS, review of Floodplain Map #040058-0025B indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, the surrounding land uses consist of a mobile home park directly east, and residential homes scattered throughout the area with the remainder of the area vacant, and WHEREAS, two mobile homes are located on the property, and WHEREAS, the applicant intends to divide the property into three parcels with an ingress/egress easement providing access to the northern parcel and dividing the two southern parcels, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on November 10, 1993, the Commission recommended APPROVAL for a zone change subject to the following: ;t(' 1. The northern parcel be zoned A-R/2A (Agricultural- Residential/Two Acre Minimum Lot Size) and the two southern parcels be zoned A-R/1A (Agricultural- Residential/One Acre Minimum Lot Size) zone. ~ ";g ~~ .",. .. Parcel Plat prepared in of the Mohave County Standard Specification of a 3.16 and 3. The three pa:r:'ce1s will meet or exceed their respective acreages exclusi~e of road easements or rights-of-way. 4. Each parcel shall have legal access. 5. The Parcel Plat shall show any surface drainage and FEMA flood zones. 6. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. '1'hese permits will not be issued until Parcel Plat l:ecordation. 7. The Board of Supervisors accepts the granting of a 15- foot IngreSs./Egress and Public Utility Easement on the western boundary of the southeastern parcel and on the eastern boundary of the southwestern parcel, and the granting of ,'ill eight-foot Public Utility Easement along the southern boundary of the parcel. This shall be approved through the recording of the resolution authorizing the zone change, and that the dedication a,nd granting be shown via an acceptance statement and identified on the Parcel Plat. If at the. expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to: grant an extension, determine compliance 'withthe schedule for development or cause the property to revert to its former zoning classification. '\ !. _':3 ., '':-c/ RESOLUTION NO. 93-353 Page 3 WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, November 21, 1993, and posted November 19, 1993, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, December 6, 1993, APPROVED this zone change as recommended by the Mohave County Planning and .~ Zoning Commission and outlined herein.
