PAGE 1 OF 2 HnHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 93-352 A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE SW~ OF THE NW~ OF SECTION 3, TOWNSHIP 40 NORTH, RANGE 15 WEST, FROM A-R " (AGRICULTURAL-RESIDENTIAL) ZONE TO C-2H (GENERAL-COMMERCIAL HIGHWAY FRONTAGE) ZONE LOCATED IN THE ARIZONA STRIP AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on December 6, 1993, a public hearing was conducted to determine whether approval should be granted for a zone change for the above described property to owner Dale Needham of Mesquite, Nevada, and 't:;) WHEREAS, the property is located north of Interstate-1S along the I-1S Frontage Road. The property is accessed from I-1S by the Farm Road interchange, then to the I-1S Frontage Road to the subject property, and WHEREAS, review of Floodplain Map #0400S8-002SB indicates this parcel is located in Zone C, an area of minimal flooding, and l WHEREAS, the property is vacant with surrounding land uses consisting of a few scattered businesses along I-1S, some scattered residences and the remainder of the area vacant, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on November 10, 1993, the Con~ission recommended APPROVAL for a zone change subject to the following: 1. The parcel be zoned C-2H/4A (General Commercial Highway Frontage/Four Acre Minimum Lot Size). 2. That appropriate zoning, building, environmental and floodplain permits be obtained. The Board of Supervisors accept the dedication of a 30- foot road right-of-way on the southwestern boundary of the parcel, and the dedication of a 20-foot radii at the intersection of the County Frontage Road, and the granting of an eight-foot PUE along the County Frontage Road and the proposed dedicated 30-foot roadway on the southwestern portion of the parcel. This shall be approved through the recording of a separate document under the direction of the Mohave County Public Works Department. 4. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations including Section 27. P (Site Plan Requirements). A drainage report is also required. 5. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, November 21, 1993, and posted November 19, 1993, as required by Arizona Revised Statutes and the Mohave County zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, December 6, 1993, APPROVED this zone change as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
