WHEREAS, the developer is proposing to subdivide 13.35 acres
into 32 lots consisting of one Commercial lot at 95,044 square
feet, one Multi-Family Residential lot at 95,044 square feet, and
30 Single Family Residential lots ranging in size from 9,540

provide fire protection, and
WHEREAS, this matter was continued from the May Planning and

Preliminary Subdivision Plan based upon concerns of P&Z members.

when a 50-foot setback for septic systems is required from the
edge of the 70-foot wide PUE and drainage channel, and
WHEREAS, the problem was discussed on May 25, 1993 with
David Jefferson of the Mohave County Environmental Health
Department. Mr. Jefferson verified that the lots meet the
minimum standards for the installation of on-site septic systems.
He did, however, state that all homes built on Lots 1-10, Block
3, must be built on the rear portion of the lot with the septic
systems in the front yard. This placement is necessary in order
to locate both home and septic system on the lot in compliance
with the 50-foot required setback from the edge of the drainage
channel which abuts the rear of the lots, and
\

c Sanitary Facilities for the subdivision from ADEQ was hand-
delivered by Chris Alston to Veryl Morrell of the Planning and
