PAGE i OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING fEE 0.00 He .r;; ,,1 ...-r'":r RESOLUTION NO. 93-324 A RESOLUTION SETTING FORTH A ZONING USE PERMIT FOR THE ESTABLISHMENT OF A RIDING STABLE IN AN A-R (AGRICULTURAL- RESIDENTIAL) AND A-R/I0A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONES, ON LOTS 2 AND 47, SUNWARD HO! RANCHES UNIT 2, TORO ACRES, SECTION 18, TOWNSHIP 23 NORTH, RANGE 16 WEST, LOCATED IN THE LONG MOUNTAIN PORTION OF THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 1, 1993, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property to owner Connie Childers of Kingman, Arizona, and WHEREAS, the property is located approximately eight miles north of Northern Avenue and directly east of Stockton Hill Road. The property can be accessed directly from Stockton Hill Road, and WHEREAS, review of Floodplain Map #040058-2000B indicates this parcel is located in Zone C, an area of minimal flooding. The surrounding land is primarily vacant. There are scattered residences in the surrounding area. The parcels directly adjacent to the property are currently vacant. The zoning of the parcels are A-R (Residential-Recreation) and A-R/I0A (Agricultural-Residential/Ten Acre Minimum Lot Size) with the surrounding parcel also zoned A-R with a variety of lot size designations, and WHEREAS, the site is vacant; however, a portion of Lot 2 has been graded, and WHEREAS, the applicant intends to establish a riding stable with an arena area and related uses on Lot 2 with the remainder of the property, or Lot 47, to be used for corrals and pasture land, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on October 13, 1993, the Commission recommended APPROVAL of the zoning Use pe~it subject to the following: I I' . The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. 2. That appropriate zoning, building, environmental and floodplain permits be obtained. 3. I f construction or use has not commenced wi thin one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. WHEREAS, the notice of hearing was published in Daily Miner, a newspaper of general circulation, Mohave County, Arizona, October 17, 1993, and posted 1993, as required by Arizona Revised Statutes and County Zoning Regulations. the Kingman in Kingman, October 14, the Mohave NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, November 1, 1993, approved this zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
