A RESOLUTION SETTING FORTH A REZONE OF THE S~ OF PARCEL 324, FROM
A-R/lOA (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE
TO A-R/6A (AGRICULTURAL-RESIDENTIAL/SIX ACRE MINIMUM LOT SIZE)
ZONE, LOCATED IN SECTION 20, TOWNSHIP 21 NORTH, RANGE 18 WEST, IN
THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on November 1, 1993, a public hearing was
conducted to determine whether approval should be granted for a
zone change on the above described property to owner Jess F.
Preston of Golden valley,'Arizona, and
WHEREAS, the property is located south of Hwy. 68 and
situated directly north of Bolsa Drive between San Pedro Road and
Hassayampa Road. Access to the site is via Hwy. 68 to Verde
Road, then south approximately two and one-half miles, then west
on Bolsa Drive approximately one-half mile to the site's
southeast. corner. San Pedro Road and Bolsa Drive are 50-foot
roadway easements within the site's eastern and southern
boundaries, and
WHEREAS, the site is currently occupied and electricity is
available. Topography is relatively flat; however, there is a
wash which traverses the western half of the site. Surrounding
land uses are residential yet existing development is minimal.
There are approximately five residences within a one-half mile
radius and the remaining land in the immediate vicinity is
vacant, and
WHEREAS, review of Floodplain Map #040058-2325B indicates
that approximately 45 percent of the site's western half is
within Zone A, or the 100-year floodplain. The remainder of the
site is within Zone C, an area of minimal flooding, and
WHEREAS, the property is within the Golden Valley Area Plan
e and the request for a zone change would be in conformance with
the Plan. The site is also within the Golden Valley Improvement
District #2 and the Urban/Building Overlay Zone, and

WHEREAS, at the public hearing before the Mohave County
Planning and zoning Commission on October 13, 1993, the
Commission recommended APPROVAL of the zone change and resultant
lot split subject to the following:
1. The eastern parcel be zoned A-R/6A (Agricultural-
Residential/Six Acre Minimum Lot Size) and the western
parcel remain A-R/I0A (Agricultural-Residential/Ten
Acre Minimum Lot Size) zone.
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.

The two parcels will meet or exceed their respective
acreages exclusive of road easements or rights-of-way.
4. Each parcel shall have legal access.

The Board of Supervisors accept the dedications of: a
30-foot roadway along the west boundary known as
Hassayampa Road; a 50-foot roadway along the south
boundary known as Bolsa Drive; and a 35-foot roadway
along the east boundary known as San Pedro Road. The
dedication of two 20-foot radius curves at the site's
southwestern and southeastern corners. In addition,
the granting of an eight-foot public utility easement
along the property's western, southern and eastern
boundaries. This shall be approved through the
recording of the resolution authorizing the zone
change. The dedication and granting shall be shown via
an acceptance statement on the Parcel Plat.

The dedications and granting be identified on the
Parcel Plat.

The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS 11-829E.

10. If these conditions are not met within one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to: grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statues Annotated, Title 11, Chapter 6,
11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, October 17, 1993, and posted October 14,
1993, as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on November 1, 1993, approved this zone
change as recommended by the Mohave County Planning and zoning
Commission and outlined herein.
