RESOLUTION NO. 93-315 A RESOLUTION SETTING FORTH A REZONE OF THE SW~, SW~ OF PARCEL 101 PER RECORD OF SURVEY BOOK 1, PAGE 47, FROM A-R/10A (AGRICULTURAL- RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE TO A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN SECTION 14, TOWNSHIP 21 NORTH, RANGE l8 WEST, IN THE GOLDEN VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on November 1, 1993, a public hearing was conducted to determine whether approval should be granted for a zone change on the above described property to owners Richard J. and Martha R. Peters of Golden valley, Arizona, and WHEREAS, the property is located south of Hwy. 68 and situated at the northeast corner of Houck Road and Collins Drive. Access to the site is via Hwy. 68 to Houck Road, then south approximately one and three-quarter miles to the site's southwest corner. ,Houck Road and Collins Drive are 30-foot roadway and public utility easements that are within the site's western and southern boundaries, and WHEREAS, the site is currently occupied and electricity is available. Topography is relatively flat with the exception of a smaIl wash which traverses the property from the northeast to the southwest ~ Surrounding land uses are residential with several existing dwellings in the immediate area, and WHEREAS, the northern portion of Section 14, known as Paradise Acres Unit 1, is zoned A-R/2A (Agricultural- Residential/Two Acre Minimum Lot Size). Zoning in the southern portion is A-R/I0A (Agricultural-Residential/Ten Acre Minimum Lot Size) per P&ZC Resolution No. 87-25. Several splits have occurred in the southern portion. Currently, the smallest approved lot size is one acre. Directly north and west of the property are one-acre lots. The 2.5-acre site under evaluation is the result of an illegal lot split done by a previous owner. The current owner is requesting this rezone for conformance purposes and does not intend to split, and ~ A. . "':' . . Page 2 RESOLUTION NO. 93-3l5 PAGE 2 OF 3 BK 2305 PG 642 (fEEt93-6279i) '''-, \ - ,.~.J /' WHEREAS, review of Floodplain Map #040058-2325B indicates this site is within Zone C, an area of minimal flooding, and WHEREAS, the property is within the Golden Valley Area Plan and the request for a zone change would be in conformance with the Plan. The site is also within the Golden Valley Improvement District #2 and the Urban/Building Overlay Zone. Valley Pioneer Water Company serves this area, and ,.\ll, WHEREAS, at the public hearing before the Mohave County Planning and zoning Commission on October 13, 1993, the Commission recommended APPROVAL of the zone change subject to the following: .. 1. " {.,2t\ \_y The Board of Supervisors accept the dedication of 30 feet of roadway along the site's western and southern boundaries known respectively as Houck Road and Collins Drive, and the dedication of a 20-foot radius curve at the southwest corner of the property. In addition, the granting of an eight-foot public utility easement along the site's western and southern boundaries. The dedication and granting will be created via a separate document drafted by the Public Works Department and signed by property owner with the submittal of the instrument which created the property. 5. RESOLUTION NO. 93-315 Page 3 PAGE 3 OF 3 8Y. 2305 PG 643 (FEE~93-62791} WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, October 17, 1993, and posted October 14, 1993, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on November 1, 1993, approved this zone change as recommended by the Mohave County Planning and zoning Commission and outlined herein.
