A RESOLUTION SETTING FORTH A ZONING USE PERMIT FOR AN OFF-PREMISE
SIGN IN AN SD-C2/5A (SPECIAL DEVELOPMENT-GENERAL COMMERCIAL/FIVE
ACRE MINIMUM LOT SIZE) ZONE ON LOT 8, BLOCK A, FORT MORAVE MESA
RANCHOS, LOCATED IN SECTION 26, TOWNSHIP 19 NORTH, RANGE 22 WEST,
IN THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on November 1, 1993, a public hearing was
conducted to determine whether approval should be granted for a
zoning Use Permit for the above described property to applicant
Fairway Constructors, Inc., of Fort Mohave, Arizona, and
WHEREAS, Fort Mohave Mesa Ranchos is located approximately
three miles south of Bullhead City's city limits, and directly
east of Highway 95. The property is accessed directly from
Highway 95 and Joy Lane, and
WHEREAS, review of Floodplain Map #040058-2445C indicates
this parcel is located in Zone A, or the 100-year floodplain.
The surrounding land uses consist primarily of commercial related
businesses along Highway 95 with the remainder of the area
consisting of residential homes and vacant land, and
WHEREAS, there is currently a mobile home on the property
that was previously used as a sales trailer and a portable off-
premise advertising sign, and
WHEREAS, there is currently a zoning violation on this
property for the use of this off-premise sign without the proper
use permits. This application was submitted to allow the
applicant to continue the use of this sign. The applicant has
indicated that they will remove the wheels from the sign and put
the sign on a permanent structure, and
WHEREAS, the Mohave County Zoning Ordinance, Section 31-
e D.3d, Spacing, states: "In addition, no more than four off-
premise sign installations shall be located within a linear mile
measured along the same street, wherein the beginning and ending
point of such mile coincide with a section line," and

WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on October 13, 1993, the
Commission recommended DENIAL for a zoning Use Permit based on
the following:
1. The maximum number of permits have already been issued
for off-premise signs in this section.
WHEREAS, the notice of hearing was published in
Daily Miner, a newspaper of general circulation,
Mohave County, Arizona, October 17, 1993, and posted
1993, as required by Arizona Revised Statutes and
County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, November 1, 1993, denied this
zoning Use Permit as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
