PAGE 1 Of' 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDInG FEE 0.00 He '\ RESOLUTION NO. 93-293 A RESOLUTION SETTING FORTH A ZONING USE PERMIT TO ESTABLISH A RESIDENCE AS A PORTION OF A COMMERCIAL BUILDING IN A C-2 (GENERAL COMMERCIAL) ZONE ON LOT 419, VALLE VISTA UNIT 1, TRACT 1192, LOCATED IN SECTION 10, TOWNSHIP 23 NORTH, RANGE 15 WEST, IN THE LONG MOUNTAIN PORTION OF THE MORAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held October 4, 1993, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit on the above described property owned by Patrick Suminski of Kingman, Arizona, and WHEREAS, Valle Vista Unit 1, Tract 1192, is located approximately 10 miles northeast of the City of Kingman and directly west of Highway 66. The subject property is accessed from Highway 66 via Concho Drive, thence west approximately 300 feet to the southeast corner of the property, and WHEREAS, review of Floodplain Map #040060-2025B indicates this parcel to be located in Zone C. The property is zoned C-2 (General Commercial) and has an existing commercial office building on the site, and WHEREAS, the office building was recently constructed with the building permit being approved in April of 1993. The building consists of three separate offices. There are two offices with access to the front of the building, and one office across the rear of the building with access from the east side. There are two rest room facilities accessed from the outside of the building on the west side, and a separate rest room that is located inside the rear office. The building has an awning on the front and sidewalks along the side, with the remainder of the surrounding area being dirt. There is no defined parking area or markings to indicate spaces or handicapped parking, and WHEREAS, the applicant is requesting this Zoning Use Permit to be able to use the rear office building for residential purposes. The applicant is the owner of the building and works in the front office space, and WHEREAS, this parcel is located in an urban/Building Overlay Zone, and ,~' --, \ } -/ /~ I"'....+~ ';~:'i;~y ....:~...,' ~.~'" .,...-. \,.:~,,:~: . . . ... RESOLUTION NO. 93-293 Page 2 WHEREAS, at the public hearing before the Mohave County Planning and zoning Commission on September 8, 1993, the Commission recommended APPROVAL of the requested Zoning Use Permit subject to the following conditions: 1. The applicant comply with all applicable provisions of the Mohave County zoning Regulations. Compliance with Section 27.P (Site Plan Requirements) and Ordinance 87- 1 (Dark Sky Ordinance) is also required. 2. That the parking area defined, including one standards. be paved and parking handicapped space, at spaces county 3. If construction or use has not commenced within one year of Board approval of the zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 4. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, September 19, 1993, and posted September 17, 1993, as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations.
