PAGE 1 OF 2 - - t'IOHAVE COUtny BOARD OF SUPERVISORS RECORDING FEE 0.00 Ht RESOLUTION NO. 93-286 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ( ZUP) FOR THE ESTABLISHMENT OF AN OFF-PREMISE SIGN IN A C-MO (COMMERCIAL MANUFACTURING OPEN LOT STORAGE) ZONE ON A PORTION OF THE S~ OF THE SW~ OF SECTION 33, TOWNSHIP 22 NORTH, RANGE 16 WEST, LOCATED WEST OF HIGHWAY 66 IN THE KINGMAN AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held October 4, 1993, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property to applicant, Bill Parker, Martin Media of Fort Mohave, Arizona, and WHEREAS, New Kingman Addition Unit 2 is located approximately one and one-half miles north of the I-40 and Andy Devine (Highway 66) interchange. The subject property is accessed from Highway 66 via Gordon Avenue or directly from Highway 66, and WHEREAS, review of Floodplain Map #040060-2165C indicates this parcel to be located in Zone A/C. The property is currently zoned C-MO, with the southern portion of the property being used by Brown Drilling Company and the northern portion being vacant. The surrounding land uses consist of vacant land to the northeast and east, with residential homes to the west. There are a number of commercial business located to the south along Highway 66, and WHEREAS, the surrounding zoning consists of C-2 (General Commercial) zoning to the north and south along Highway 95, R-1 (Single Family Residential) properties to the west. The property directly east is zoned A-R (Agricultural-Residential) and further east the area is zoned A-D (Airport Development), and WHEREAS, there are currently no off-premise signs located along Highway 66 within a mile of this sign location, and WHEREAS, this lot is located in an Urban/Building Overlay Zone, and WHEREAS, this item was continued from the August 11, 1993 Planning and Zoning Commission meeting, and ~ " , '~ , _."'.J .~.. /:.:~ \, ." ~ ~<.:f:;;;.:';;"- ~.'::'~"'- , "......",..,..,. : ." RESOLUTION NO. 93-286 Page 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on September 8, 1993, the Commission recommended APPROVAL of the requested Zoning Use Permit subject to the following conditions: 1. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. Compliance with Section 27.P (Site Plan Requirements) and Ordinance 87- 1 (Dark Sky Ordinance) is also required. 2. That appropriate zoning/building/environmental floodplain permits be obtained. and 3. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 4. This Zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave, County, Arizona, September 19, 1993, and posted September 17, 1993, as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, October 4 1993, approved this Zoning Use Permit, as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
