A RESOLUTION SETTING FORTH A ZONING USE PERMIT FOR THE
ESTABLISHMENT OF A FLEA MARKET IN A C-2H (GENERAL COMMERCIAL
HIGHWAY) ZONE, ON LOTS 1 AND 2, BLOCK I, GOLDEN SAGE RANCHOS UNIT
55 IN SECTION 11, TOWNSHIP 21 NORTH, RANGE 18 WEST, IN THE GOLDEN
VALLEY AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held October 4, 1993, a public hearing was
conducted to determine whether approval should be granted for a
Zoning Use Permit on the above described property to 68/Hano of
Kingman Arizona, and
WHEREAS, Golden Sage Ranchos Unit 55 is located
approximately two miles west of the junction of Highway 68 and
93, and is bisected by Highway 68. The subject property is
located approximately three miles west of Highway 68 at the
intersection of Hano Road, and can be accessed from Highway 68
from Hano Raod, and
WHEREAS, review of Floodplain Map #040058-2325B indicates
the parcel to be located in Zones A and C. Lot 2 and the NW~ of
Lot 1 is in Floodplain Zone A. The property is zoned C-2H
(General Commerc ial Highway Frontage) zone. The zoning to the
east, west and across Highway 68 is zoned C-2H ( General
Commercial Highway Frontage) with a portion of land to the west
zoned R-E (Residential Recreation), and A-R (Agricultural-
Residential) zoning to the north, and
WHEREAS, the property currently has an office building on
the southeast corner. The rear of the property consists of
rental storage units that run across the rear of the property and
along the western portion of the property, with the remainder
being open space enclosed by a chain link fence. The storage
units are made from trailers and are sitting on railroad ties.
There is no defined parking area for the existing business, and
WHEREAS, the surrounding land uses consist of a restaurant
located adjacent to the subject property on the west side, and a
few scattered residential homes to the north and some commercial
businesses to the south and east, and
WHEREAS, the applicant would like to use the open area
adjacent to the storage units as an open flea market, and

WHEREAS, this property is located in the urban/Building
Overlay Zone, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on September 8, 1993, the
Commission recommended APPROVAL of the requested zoning Use
Permit subject to the following conditions:
1. The applicant comply with all applicable provisions of
the Mohave County Zoning Regulations.
2. That appropriate zoning/building/environmental permits
be obtained.
3. That there be on-site rest room facilities.
4. I f construction or use has not commenced wi thin one
year of Board approval of the Zoning Use Permit or if
the use has been discontinued for six months, then
approval shall terminate at that date.
5.
This zoning Use Permit is subject to revocation upon 60
days notification by the Board of Supervisors if, in
the opinion of the Commission and Board, the continued
use of the property would be contrary to the public
health, safety, and welfare.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman, Mohave
County, Arizona, September 19, 1993, and posted September 17,
1993, as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, October 4 1993, approved this
Zoning Use Permit, as recommended by the Mohave County Planning
and Zoning Commission and outlined herein.
