A RESOLUTION SETTING FORTH A REZONE ON LOT 5, BLOCK H, GOLDEN
SAGE RANCHOS UNIT 51, FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO
ACRE MINIMUM LOT SIZE) ZONE TO A-R/1A (AGRICULTURAL-
RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN SECTION
1, TOWNSHIP 21 NORTH, RANGE 19 WEST, IN THE GOLDEN VALLEY AREA,
MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on October 4, 1993, a public hearing was
conducted to determine whether approval should be granted for a
zone change on the above described property to owners John and
Margaret Cameron of San Marino, California, and
WHEREAS, access to the subject property is via Hwy. 68 to
Teddy Roosevelt Road, thence north approximately one-third mile
to Chino Drive, thence west approximately one mile to Laguna
Road, thence north approximately three-quarter mile to the site~s
southwest corner, and
WHEREAS, the subject property is vacant and without
utilities; however, electric is within one-half mile from either
the north or south. Site terrain is slightly rolling and covered
with dense desert scrub vegetation. Surrounding land uses
consist of vacant land and residential development. Residences
are few and scattered to the north and northeast. Southwest of
the subject property is the Crystal Springs Estates subdivision
which constitutes the majority of residential development in the
immediate area. The site is accessed by Laguna Road, which is
partially paved from Chino Drive to Burro Drive, and
WHEREAS, review of Floodplain Map #040058-2150B ,indicates
this parcel is within Zone C, an area of minimal flooding, and
WHEREAS, existing zoning for the west half of GSR Unit 51 is
A-R/2A per P&ZC Resolution No. 87-25; the east half is zoned A-R
per P&ZC Resolution No. 68-89. Several other splits have
occurred in the west half of Unit 51, three of which staff found
to be legal, and
WHEREAS, the subject property is within the Urban/Building
Overlay Zone and is part of Golden Valley Improvement District
#2. This rezone is part of and in conformance with the Golden
Valley Area Plan, and

WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on September 8, 1993, the
Commission recommended APPROVAL of the zone change and resultant
lot split subject to the following:
1. The two parcels be zoned A-R/1A (Agricultural-
Residential/One Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations.
3. The two parcels will meet or exceed one acre exclusive
of road easements or rights-of-way.
4. Each parcel shall have legal access.
5. The Parcel Plat shall show any surface drainage and
FEMA flood zones.
6.
That appropriate zoning/building/environmental and
floodplain permits be obtained prior to any
development. These permits will not be issued until
Parcel Plat recordation.
7. The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS 11-829E.
8. I f these conditions are not met wi thin one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to: grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its fo'rmer zoning
classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter
6, 11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, September 19, 1993, and posted September
17, 1993, as required by Arizona Revised Statutes, and the Mohave
County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on October 4, 1993, approved this zone
change, as recommended by the Mohave County Planning and zoning
Commission and outlined herein.
