PAGE 1 OF 2 ._ _ ~ MOHAVE COUNTY BOARD OF SUPERVISORS 6"' RECORDING FEE 0.00 He RESOLUTION NO. 93-278 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR A ZONING USE PERMIT FOR THE ESTABLISHMENT OF A RETAIL PLANT NURSERY IN AN A-R (AGRICULTURAL-RESIDENTIAL) ZONE LOCATED IN THE E~, E~, OF LOT 16, BLOCK A, FORT MOHAVE MESA RANCHOS, SECTION 26, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held October 4, 1993, a public hearing was conducted to determine whether approval should be granted for an Extension of Time on the above described property to Mohave Development of Westlake Village, California, and WHEREAS, Section 26 is located approximately three miles south of Bullhead City's southernmost border and lies immediately east of Highway 95. The subject property is accessed from Highway 95 via Joy Lane, east approximately one-quarter mile to the northwest corner of Joy Lane and Calle Valle Vista, and WHEREAS, the site is a part of the proposed commercial Joy Lane Plaza subdivision, Tract 4098, which is still in the planning stages and has not been recorded, and WHEREAS, the retail plant nursery is currently in operation on the property, and WHEREAS, this zone change was conditionally approved by the Mohave County Board of Supervisors on September 8, 1992, per Resolution No. 92-293 to Dennis Gootrad, Mohave Development, Inc., of Westlake Village, California, and WHEREAS, the applicant has requested an Extension of Time for one year. The applicant has stated in a letter received by Planning and Zoning July 15, 1993, that all conditions of the Zoning Use Permit have not been completed, and WHEREAS, this' request is the first Extension of Time for this Zoning Use Permit, and . . ., RESOLUTION NO. 93-278 Page 2 WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on July 14, 1993, the Commission recommended APPROVAL of the requested Extension of Time subject to the following conditions: 1. Continued compliance with conditions of BOS Resolution No. 92-293. 2. A site plan in accordance with Section 27.P, and compliance with Section 27.L, prior to submittal of Building Permits. 3. This Extension of Time be granted for one year, being September 8, 1994. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, September 19, 1993, and posted September 17, 1993, as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. ~"::.,.
