PAGE 1 OF 2 HOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 93-271 A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE REZONING OF A PORTION OF THE NE~ OF SECTION 3, TOWNSHIP 40 NORTH, RANGE 15 WEST, FROM A-R (AGRICULTURAL-RESIDENTIAL) ZONE TO C-2H/2A (GENERAL COMMERCIAL HIGHWAY FRONTAGE/TWO ACRE MINIMUM LOT SIZE) ZONE, LOCATED IN THE ARIZONA STRIP AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of supervisors held October 4, 1993, a public hearing was conducted to determine whether approval should be granted for an Extension of Time on the above described property to Rusty Wilson of Desert Springs, Arizona, and ' WHEREAS, the subject property is located south of Interstate 15 and east of the agricultural equipment underpass in the Arizona Strip area. This 2-acre parcel is a part of a 10-acre parcel that abuts the county frontage road which is contiguous to and parallel with Interstate 15. The property frontage is approximately 550 feet. The southern portion of this parcel currently has a zoning Use Permit for a retail plant nursery, and WHEREAS, the property is currently vacant; however, there is a portion that has rock spread out that looks like a possible future parking lot. There is also a pile of fill dirt and rocks, and a sign that indicates "future real estate office", and WHEREAS, the area to the south currently has a small building on the property and a fenced area of chain link with an assortment of plants. The fire station is located directly west of the property and there are a number of scattered residences in the area, and WHEREAS, this zone change was conditionally approved by the Mohave County Board of Supervisors on April 6, 1992, per Resolution No. 92-94 to Rusty Wilson of Desert Springs, Arizona, and WHEREAS, the applicant has requested an Extension of Time for one year. The applicant has stated in a letter dated July 15, 1993, and received by Planning and zoning July 16, 1993, that he is waiting to clear up a discrepancy of right-of-way on the southwest side of the parcel, and -- . . '" RESOLUTION NO. 93-271 Page 2 WHEREAS, this request is the first Extension of Time for this rezoning submitted by the applicant, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on September 8, 1993, the Commission recommended APPROVAL of the requested Extension of Time subject to the following conditions: 1. Continued compliance with conditions of BOS Resolution No. 92-94. 2. A site plan in accordance with Section 27.P, prior to submittal of Building Permits. 3. This Extension of Time be granted for one year, being April 6, 1994. 6>:-'" -.-q.' < .'::".~.... .....~ ~~::.~.;t WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, September 19, 1993, and posted September 17, 1993, as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, October 4 1993, approved this Extension of time, as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
