RESOLUTION NO. 93-255
A RESOLUTION SETTING FORTH AN EXTENSION OF TIME FOR THE APPROVED
PRELIMINARY SUBDIVISION PLAN OF SHIPP ESTATES III, TRACT 3026,
BEING PARCELS 13 AND 14, AND THE S~ OF THE S~ OF PARCEL 15,
SECTION 12, TOWNSHIP 21 NORTH, RANGE 19 WEST, LOCATED IN THE
GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on September 7, 1993, a public hearing was
conducted to determine the approval of an Extension of Time for
the approved Preliminary Subdivision Plan of SHIPP ESTATES III,
Tract 3026, and
WHEREAS, the owner/developer of this tract is Desert
Investment Properties, an Arizona General Partnership and B.P.J.&
S., a limited partnership, Kingman, Arizona. The engineer
responsible for the preparation of the drainage report and design
of this subdivision is Mohave Engineering Associates, Inc., of
Kingman, Arizona, and
WHEREAS, this project site is located approximately seven
miles west of 'the junction of Highways 93 and 68 and is
approximately one-half mile south of Highway 68 on the
northwestern intersection of Shipp Drive and Teddy Roosevelt
Road. This project fronts Shipp Drive for approximately three-
quarter mile to Davis Road and fronts Teddy Roosevelt Road for
approximately one-quarter mile to Brook Drive, and
WHEREAS, this proposed subdivision consists of approximately
90 acres subdivided into 280 lots, having a minimum lot size of
9,000 square feet and a maximum lot size of 14,000 square feet,
and
WHEREAS, in a letter dated June 21, 1993, received by
Planning and Zoning on June 23, 1993, Mr. Robert L. Schuetz,
P.E., representative of the owner/developer, states, "Phase I of
the project has been constructed and some of the lots have been
sold; however, it is not economically feasible to construct
Phases II, III, and IV until the initial phase is nearly
complete. As agent for the developer, I am requesting a second
one year extension of the Preliminary Plan for this project," and

WHEREAS, Article 3.10 states, "Upon application to the
Commission and prior to the expiration of the time limit,
extensions in increments of one year may be granted by the Board
if the subdivider is actively processing the Final Plat. If such
action is not taken, then all proceedings relating to the plat
shall be terminated," and
WHEREAS, the Preliminary Subdivision Plan was conditionally
approved by the Mohave County Board of Supervisors on May 7,
1990, via BOS Resolution No. 90-120. Fees were submitted for a
first Extension of Time on July 21, 1992, but due to an oversight
the Extension of Time was never processed. This extension will
fulfill the requirements for the first Extension of Time, and
will serve as the second Extension of Time, and
WHEREAS, at the public hearing before the Mohave County
Planning Commission on August 11, 1993, the Commission
recommended conditional approval of the requested Extension of
Time subject to the following conditions:
1. Compliance with all conditions as stated in BOS
Resolution No. 90-120.
2. This Extension of Time will be in effect until May 7,
1994.
NOW THEREFORE BE IT RESOLVED, that notice of hearing ha?
been met and published throughout this subdivision process as
required by Arizona Revised Statutes and Mohave County
Regulations, and the public was afforded notice of this action
through advertisement of the Board of Supervisors meeting for
this date.
NOW THEREFORE BE IT FURTHER RESOLVED, that the Board of
Supervisors, at their regular meeting on Monday r September 7,
1993, approved this Extension of Time for the Preliminary Plan of
SHIPP ESTATES III, Tract 3026, as recommend~d by the Mohave
County Planning and Zoning Commission and outlined herein.
