RESOLUTION NO. 93-252
A RESOLUTION SETTING FORTH A REZONE OF LOT 30, BLOCK A, GOLDEN
SHORES UNIT 1, FIRST AMENDED, FROM C-1 (NEIGHBORHOOD COMMERCIAL)
ZONE, TO C-2 (GENERAL COMMERCIAL) LOCATED IN SECTION 15, TOWNSHIP
16 NORTH, RANGE 21 WEST, LOCATED IN THE GOLDEN SHORES AREA,
MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on September 7, 1993, a public hearing was
conducted to determine whether approval should be granted for a
zone change for the above described property owned by John and
patricia Morris, Topock, Arizona, and
WHEREAS, the subject property is located just south of Route
1 and west of Golden Shores Parkway. The property is accessed
from Route 1 via Golden Shores Parkway, thence south
approximately 200 feet to the northeast corner of the subject
property. The property may also be accessed from Shore Parkway
via Powell Lake Road, and
WHEREAS, review of Floodplain Map #040058-2805C indicates
the parcel to be located in Zone C. There is currently a
convenience market located on the property, with surrounding land
uses consisting of vacant property directly north, east and west,
and residential homes to the south. There are a number of
businesses to the northeast located on the north side on Route 1,
and
WHEREAS, the applicant has indicated that they would like to
change the zoning of the property to be able to install gas pumps
in connection with the convenience market, and
WHEREAS, this lot is located in the Urban/Building overlay
Zone, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on August 11, 1993, the Commission
recommended APPROVAL of the request for a zone change subject to
the following conditions:
1. The parcel be zoned C-2/10M (General Commercial/Ten
Thousand Square Foot Minimum Lot Size).

2. That appropriate zoning/building/environmental permits
be obtained.
3. That the proper setbacks and circulation be maintained
within Lot 30.
4. The applicant comply with all applicable provisions of
the Mohave County Zoning Regulations. Compliance with
Section 27.P (Site Plan Requirements) and Ordinance 87-
1 (Dark Sky Ordinance) is also required.
5. The rezone shall not become effective until 30 days
after final approval of the change in classification by
the Board of Supervisors, as per ARS 11-829E, and
NOW THEREFORE BE IT RESOLVED, the notice of hearing was
published in the Kingman Standard, a newspaper of general
circulation in Kingman, Mohave County, Arizona, August 19, 1993,
and posted August 23, 1993 as required by Arizona Revised
Statutes, and the Mohave County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, September 7, 1993 APPROVED
this zone change as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
