PAGE 1 OF 2 MOHAVE COUNTY BOARD Qf SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 93-251 A RESOLUTION SETTING FORTH A ZONING USE PERMIT ( ZUP) FOR THE ESTABLISHMENT OF AN OFF PREMISE SIGN IN A C-2H (GENERAL COMMERCIAL HIGHWAY FRONTAGE) ZONE ON THE S~, E~, S~, SE~, SE~, NE~, SECTION 15, TOWNSHIP 18 NORTH, RANGE 22 WEST, LOCATED WEST OF HIGHWAY 95 IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on September 7, 1993, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property owned by Bill Parker of Fort Mohave, Arizona, and WHEREAS, Section 15 is located approximately four miles south of Bullhead City on the west side of Highway 95, south of Jerome Avenue, and north of Hulet Street. The subject property is accessed directly from Highway 95, and WHEREAS, review of Floodplain Map #040060-2605C indicates the parcel to be located in Zone B. The property is currently zoned C-2H and has a small fruit stand that is not in use, some poles and other materials for large billboard signs located on the property. The surrounding land uses consist of a tire business to the north, and the area to the west is fenced with a metal building and is used as a construction storage yard. The other surrounding areas are currently vacant. The property to the east is a part of the Fort Mohave Indian Reservation, and WHEREAS, the property currently has a small off premise sign on two steel poles with a wood signboard of approximately 10 feet by 10 feet in size. The applicant proposes to remove the existing sign and replace it with a larger sign. There are currently two additional off premise signs located on the east side of this section along Highway 95, and WHEREAS, this parcel is located in an Urban/Building Overlay Zone, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on August 11, 1993, the Commission recommended APPROVAL of the request for a Zoning Use Permit subject to the following conditions: ,,~ "'~ J (...:.j~-'- , ------- ,~ RESOLUTION NO. 93-251 Page 2 PAGE 2 OF 2 BK 2280 PG 380 (FEE~93-52089) 1. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. Compliance with Section 27.P (Site Plan Requirements) and Ordinance 87- 1 (Dark Sky Ordinance) is also required. 2. That appropriate zoning/building/environmental permits be obtained. 3. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 4. This zoning Use Permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. NOW THEREFORE BE IT RESOLVED, the notice of hearing was published in the Kingman Standard, a newspaper of general circulation in Kingman, Mohave County, Arizona, August 19, 1993, and posted August 23, 1993 as required by Arizona Revised Statutes, and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, September 7, 1993 APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
