PAGE 1 OF 2 l10HAVE CtUCTY 80MD OF SUPERVISORS RECORDIHG FEE 0.00 He RESOLUTION NO. 94-62 A RESOLUTION SETTING FORTH THE FI:NAL SUBDIVISION PLAN FOR MESA VILLAS, TRACT 4146, A SUBDIVISION OF A PORTION OF THE NW% OF THE SW% OF SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, LOCATED IN THE SOUTH MORAVE VALLEY, MORAVE COUNTY, ARIZONA. WHEREAS, at the special meeting of the Mohave County Board of Supervisors held on February Vl, 1994, a public hearing was conducted to determine the approval of the final subdivision plan for the approved Preliminary Plan of Mesa Villas, Tract 4146, and WHEREAS, the owner/developer of this project is Land Vest, a corporation located in Northridge" California. The engineer responsible for plan preparation and drainage study is Stovall Engineers, Inc., of Bullhead City, Arizona, and WHEREAS, the proposed project is located approximately three miles south of Bullhead City, east on Aztec Road, approx:lmately 300 feet to the west boundary li-ne of Reagan Drive. It is bounded by the proposed Courtney Park East subdivision and Mesa Villas Drive on the east, Aztec Drive on the north, Courtney Place on the south, and Reagan Driv,e on the west, and WHEREAS, the Final subdivisi.on plan depicts 3.296 acres divided into 16 lots having a minimum lot size of 8,432.95 square feet and maximum of 9,114.16 squar1e feet for an overall density of 19.4 units per acre, and WHEREAS, the existing zoning Elstablished by P&ZC Resolution No. 84-228, reaffirmed by P&ZC Resolution No. 86-41, is R-M/35M (Mul tiple Family Residential/Thirt:y-five Thousand Square Foot Minimum Lot Size). Proposed zoning is R-M/8M (Multiple Family Residential/Eight Thousand Square :~oot Minimum Lot Size). The proposed land use is permitted in an R-M zone, and WHEREAS, water will be supplied by Bermuda Water Company: electric power by Mohave Electric cooperative: telephone service by Citizens Utili ties Company; fire protection by Fort Mojave Mesa Fire Department; sewage disposal will be community sewer: and solid waste will be by private carrier to Mohave County Landfill, and . . . RESOLUTION NO. 94-62 Page 2 PAGE :2 OF :2 BK 2370 PG 381 (FEE094-14-953l WHEREAS, the Board of Supervisors, at their regular meeting on Monday, June 1, 1992, conditionally approved the granting of the preliminary subdivision plan and a petition of exception as recommended by the Mohave County Planning and Zoning Commission via Resolution No. 92-178, and WHEREAS, the Board of Supervisors, at their special meeting on Monday, August 17, 1992, amended conditions of Resolution No. 92-178 via BOS Resolution No. 92-276 as recommended by the Mohave County Planning and Zoning Commission, and WHEREAS, staff recommends that the Final Subdivisi()n Plan for Mesa Villas, Tract 4146" be APPROVED subject to the following conditions: 1. The developer will make the same commitments for improvements in the prospectus to the State Real Estate Commission as required for approval of this tract by the Board and a final copy of the State Real Estate Report shall be submitted to P&Z staff. 2. Prior to recordat:ion of this plat Assurances must be posted as per Mohave County Subdi vision Reguliations, Article V. 3. All neccesary approvals from ADEQ, ADWR, and MVIlDD will be obtained prior to recordation. WHEREAS, notice of hearing has been met and published throughout this subdivision proc1ess as required by Arizona Revised Statutes and Mohave County Regulations, and the public was afforded notice of this action through advertisement of the Board of Supervisors meeting for th.is date. NOW THEREFORE BE IT RESOLVED, .that the Board of Supervisors, at their special meeting on Monday, February 14, 1994, Approved the Final Subdivision Plan of Mesa Villas, Tract 4146, subject to the conditions outlined herein.
