OF THE NORTHERLY 770 FEET OF PARCEL 302, SECTION 30, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM A-R/lOA (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO A-R/5A AND A-R/2A (AGRICULTURAL-RESIDENTIAL/FIVE AND TWO ACRE MINIMUM LOT SIZE) IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 1, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owner Bob Rurka of phoenix, Arizona, and WHEREAS, the property is located two south of Highway 68 and west of colorado accessed from Highway 68 by Colorado Road, property, and and one-half miles Road. The site is then south to the WHEREAS, the site is vacant, and the surrounding area is primarily vacant with a few scattered residential dwellings. The terrain of the site is primarily level. Electric power and telephone lines are adjacent to the site, and WHEREAS, review of Floodplain Map #040058-2325B indicates this parcel is located in Zone C, an area of minimal flooding, and public hearing Commission on APPROVAL for Mohave County 9, 1994, the subject to the before the February a rezone WHEREAS, at the- Planning and Zoning COIlUnission recommended following: 1. That the Board of Supervisors accept the dedication of a 50-foot roadway along the north and east boundaries of this parcel known as Dubin Drive and Colorado Road, and a 20-foot radius curve at the intersection of these easements. The dedication required by the rezoning resolution shall be shown on the Parcel Plat and accepted by the Board of Supervisors upon parcel Plat recordation. . . . . Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations and 102. Q4-B of the Standard Specifications. 4. The parcels will meet or exceed their respective acreage exclusive of road easements. 5. Bach parcel shall have legal access. 6. The Parcel Plat shall show any surface drainage and FEMA flood zones. 7. That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until Parcel Plat recordation. 8. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS 11-829E. 9 . If these conditions are not met within one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development, or cause the property to revert to its former zoning classification. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, February 13, 1994, and posted February 14, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
