PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDIN~ F~E 0.00 N~ RESOLUTION NO. 94-68 A RESOLUTION SETTING FORTH A REZONE OF LOT 45, MOHAVE MESA, TRACT 1021, SECTION 27, TOWNSHIP 19 NORTH, RANGE 22 WEST, FROM C-2 (GENERAL COMMERCIAl.) ZONE TO C-MO (COMMERCIAL-MANUFACTURING/OPEN l,OT S'rORAGE) ZONE IN THE SOUTH MOHAVE VALLEY AREA, MOHAVE COUN'l'Y, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 1, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above property to owner Richard Gehring of Burbank, California, and WHERF.I\S, the property is located two and one-haJ. f miles south of Bullhead City and west of Highway 95. The property is ('ili'\ accessed from Highway 95 via Hammer Lane or Gardena Road to 1'.'--.' Lakewood Road. The property is located on the west side of Lakewood Road, and "...'......~. . . "~,,,. .:';~ ,~~ WHEREAS, the eastern portion of Mohave Mesa, Tract 1021, consists of a variety of commercial and manufacturing businesses, with the western portion of Mohave Mesa being residential homes. The land uses surrounding the property consist of vacant land to the north, commercial buildings to the east and west, and a landscape rock sales yard to the south, and WHEREAS, the property is zoned C-2 as is the majority of the surrounding area. There are a few scattered properties in Tract 1021 zoned C-M and C-MO, and WHEREAS, there is a mini-storage unit on the property is gravel-covered and surrounded by a chain and lot. The link fence, WHEREAS, the applicant has indicated that the purpose for the rezone to C-MO is for outside boat and R-V storage, and WHEREAS, the lot is within the boundaries Mohave Valley Area Plan. A portion of the lot is in ~n AO zone, an area of 100-year shallow flooding where depths are between one and three feet. Base flood elevations are shown but no flood hazard factors are determined. A Floodplain use Permit is required for development. The remainder of the lot is in Zone C, an area of minimal flooding, and public hearing Commission on APPROVAL for before the Mohave County February 9, 1994, the a rezone subject to the WHEREAS, at the planning and zoning Commission recommended following: 1. The parcel be zoned C-MO/IA (Commercial-Manufacturing/ Open Lot Storage/One Acre Minimum Lot Size). 2. That appropriate zoning, building, environmental and floodplain permits be obtained. 3. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. 4 . The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, February 13, 1994, and posted February 14, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, March I, 1994, APPROVED this rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
