PAGE 1 OF 3 HOHAVE COUHTY BOARD OF SUPERVISORS RECORDING FEE 0.00 He RESOLUTION NO. 94-67 A RESOLUTION SETTING FORTH APPROVAL OF A FINAL SUBDIVISION PLAN FOR SUNRISE VISTAS, TRACT 4108-C, BEING A PORTION OF THE SW~ OF SECTION 18, TOWNSHIP 19 NORTH, RANGE 21 WEST, LOCATED IN THE SOUTH M01~VE VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on March 1, 1994, a public hearing was conducted to determine the approval of the final subdivision plan for Sunrise Vistas, Tract 4108-C, located in the South Mohave Valley area, and WHEREAS, the owner/subdivider of this tract is Vanderslice 80 of Sherman Oaks, California, B & R Development of Fort Mohave, Arizona and Alexander-Catalina Development of Azusa, California. ....._ The engineer of record on this project is Robert L. Schuetz, :<'~-'-)I P.E., of Mohave Engineering Associates, Inc., Kingman, Arizona, and WHEREAS, the proposed subdivision is located approximately one mile south of Bullhead City on Highway 95 and two miles east of Highway 95 on Camp Mohave Road. The southwest corner of the proposed subdivision is at the intersection of Camp Mohave Road and Vanderslice Road, and WHEREAS, this final subdivision plan depicts 160 acres divided into 704 residential lots and 4.2 acres that will be zoned for commercial use. This will be accomplished through a special development (SD) implementation plan, and WHEREAS, this phase is 21.40 acres subdivided into 92 single family residential lots, and one parcel, and WHEREAS, the water will be supplied by Bermuda Water Company, with electric power and telephone service suppl ied by Citizens Utilities Company. Sewage disposal will be provided by an on-site treatment plant. Fort Mohave Mesa Fire Department will be providing fire protection for this project and private carrier will be providing the solid waste (garbage) disposal to Mohave Valley Landfill, and ". RESOLUTION NO. 94-67 page 2 PAG~ 2 OF 3 BK 2364 PG 934 (FEE~94-12502l WHEREAS, the approval of this subdivision is based on the understanding of the Board of Supervisors that all Improvements shall be installed as specified and delineated in the approved improvement plans for Sunrise Vistas, Tract 4108-B and C, stamped and dated 10-13-93, revised 1-7-94 and 1-31-94. All streets within the subdivision adjacent to lots fronting on perimeter roads and access to the nearest paved roads shall be constructed and paved with asphaltic concrete in accordance with Standard Specifications Nos. 171 and 101.10A or better. The perimeter streets on the project side and interior streets will include curb and gutter as specified in BOS Resolution No. 91-335. The owner/subdivider shall install a water distribution system to serve each lot within the subdivision; fire hydrants shall be provided in accordance with the requirements of the Fort Mohave Mesa Fire Department; sewage disposal is to be handled by an on- site sewage treatment plant; drainage related improvements will be made as recommended by the project engineer in the county approved drainage report; and agreements will be made to extend underground electric, telephone and water service to each lot in <lccordance with Arizona Corporation Commission Regulations. These service agreements will be submitted prior to final recordation. All lots and street centerline monuments will be staked and monumented in accordance with Mohave County Standard Specification No. I02; street name and regulation signs will be installed in accordance with Mohave County Subdivision Regulations; and as a condition of approval the owner/subdivider is responsible for the completion of these site improvements and shall provide an assurance for all required subdivision improvements in accordance with Article V of the Mohave County Subdivision Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors APPROVES the pinal plat for Tract 4108-C, conditional upon the following: 1. ADEQ and MVIDD approvals will be required prior to the recordation of the Final Plat. 2. An approved method of assurance and/or surety shall be provided in the amount of the cost estimate as approved by the Mohave County Public works Department for the final recorded plat, in its entirety, and all required site improvements. 3. The Board of Supervisors approves the zone change with the recording of the pinal Plat. " ,::^:"" ,~~. '" <?>, i" '.(. ;: \::"~"!) . . . RESOLUTION NO. 94-67 Page 3 PAGE 3 OF 3 BK 2364 PG 935 (~EE.94-12S02) NOW THEREFORE BE IT FURTHER RESOLVED, a correct copy of all documents delineated above shall be submitted for staff review and upon receipt of the evidence that these conditions have been met, together with the executed mylars and appropriate recording fees, the Director of Planning and Zoning will obtain the necessary signatures from the County Departments and officials and cause the final plat for Tract 4108-C to be recorded. NOW THEREFORE BE IT FURTHER RESOLVED, that notice of hearing has been met and published throughout this subdivision process and the public was afforded notice of this final action through advertisement of the Board of Supervisors' meeting for this date.
