A RESOLUTION SETTING FORTH A REZONE OF PARCEl, 19-5, MUSIC
MOUNTAIN RANCHES, SECTION 19, TOWNSHIP 24 NORTH, RANGE 14 WEST,
FROM A-R/36A (AGRICULTURAL-RESIDENTIAL/THIRTY-SIX ACRE MINIMUM
l,OT SIZE) TO A-R/IOA (AGRICULTURAL-RESIDENTIAI./TEN ACRE MINIMUM
1,0'1' SIZE) IN THE MORAVE COUNTY GENERAL AREA, MOHAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 1, 1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above described property to owners Russell and
Teresa McCoy of Kingman, Arizona, and

WHEREAS, the property is located

WHEREAS, review of Floodplain Map #040058-2325B indicates
this parcel is located in Zone C, an area of minimal flooding,

mJEREAS, Parcel 19-5 is a 49.25-acre vacant site. Utilities
are not in place; however, there is an eight-foot public utility
easement on the perimeter of the parcel. The property lies
between two hills and slopes down from the south side of the
property. The surrounding land uses are residential to the east
and south used for ranching, with the remainder of the area
vacant, and

WHEREAS, Music Mountain Ranches consist of 40-acre parcel
divisions. Music Mountain Ranches was rezoned in 1987 from A-R
(Agricultural-Residential) to A-R/36A (Agricultural-Residential/
Thirty-six Acre Minimum Lot Size) zone. There have been a few
parcels in the area rezoned to A-R/IOA, and
WHEREAS, the applicant is requesting A-R/IOA zoning. Staff
is recommending that the parcels be zoned A-R/I0A and A-R/17A to
reflect the lot size that will be created, and
WHEREAS, the site is not within the Urban/Building Overlay
Zone or part of an area plan, and

7. That the Board of Supervisors accepts the dedication of
a 30-foot roadway on the north and south boundaries of
parcel 19-5. This shall be approved through the
recording of the resolution authorizing the rezone, and
that the dedication be shown via an acceptance
statement and identified on the Parcel Plat.

8. The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS 11-829E.

If these conditions are not met within one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statues Annotated, Title II, Chapter 6,
11-832.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, January 16, 1994, and posted January 18,
1994, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, February 1, 1994, APPROVED
this Rezone as recommended by the Mohave County Planning and
zoning COfilmission and outlined herein.
