RESOLUTION NO. 94-52 A RESOLUTION SETTING FORTH A REZONE OF PARCEl, 19-5, MUSIC MOUNTAIN RANCHES, SECTION 19, TOWNSHIP 24 NORTH, RANGE 14 WEST, FROM A-R/36A (AGRICULTURAL-RESIDENTIAL/THIRTY-SIX ACRE MINIMUM l,OT SIZE) TO A-R/IOA (AGRICULTURAL-RESIDENTIAI./TEN ACRE MINIMUM 1,0'1' SIZE) IN THE MORAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 1, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owners Russell and Teresa McCoy of Kingman, Arizona, and .,:'\ WHEREAS, the property is located Hualapai Valley approximately one mile Access is from Hwy. 66 to Antares Road, two miles to the property, and in the area known as northwest of Hackberry. then north approximately WHEREAS, review of Floodplain Map #040058-2325B indicates this parcel is located in Zone C, an area of minimal flooding, and mJEREAS, Parcel 19-5 is a 49.25-acre vacant site. The property lies between two hills and slopes down from the south side of the property. The surrounding land uses are residential to the east and south used for ranching, with the remainder of the area vacant, and '~'."- I..:.,;.:.j\ ., WHEREAS, Music Mountain Ranches consist of 40-acre parcel divisions. Music Mountain Ranches was rezoned in 1987 from A-R (Agricultural-Residential) to A-R/36A (Agricultural-Residential/ Thirty-six Acre Minimum Lot Size) zone. There have been a few parcels in the area rezoned to A-R/IOA, and WHEREAS, the applicant is requesting A-R/IOA zoning. If these conditions are not met within one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification. PAGE 3 OF 3 BK 2351 PG 262 (FEE~94- 6830) '\::~7':.-/ WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, January 16, 1994, and posted January 18, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, February 1, 1994, APPROVED this Rezone as recommended by the Mohave County Planning and zoning COfilmission and outlined herein.
