WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February I, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owners Eldo and Bonnie Klingenberg of Landers, California, and WI/EREAS, the property is located three-quarter mile north of Highway 68, wes t of Adobe Road and east of Verde Road. The property is accessed from Highway 68 via Maverick Road north to Earl Drive, then west approximately 650 feet to the sou,theast corner of the property, and WHEREAS, review of Floodplain Map #040058-2150a indicates this parcel to be in Zone C, an area of minimal flooding, and WHEREAS, surrounding properties are residential with a number of homes, and the remainder of land vacant. The property has one mobile home on the west side of the property with the ealSt side vacant. The property is divided into two one-acre parcels by a chain link fence. Each parcel shall have legal access. 4. The Parcel Plat shall show any surface drainage and FEMA flood zones. 5. 'rhat appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until Parcel Plat recordation. 6. Submittal and recordation of a parcel Plat prepared in accordance with Article 3.16 and all other applicable provisions of the Mohave County Subdivision Regulations. 7. That the Board of Supervisors accepts the dedication of a 3D-foot roadway along the southern portion of the parcel, a 30-foot roadway along the western boundary, and a 20-foot radius at the junction of the proposed dedications. In addition, the granting of an 8-foot PUE along the south and west boundaries of the parcel. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS 11-829E. 9. If these conditions are not met within one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification. WHEREAS, the notice of hearing WaS published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, January 16, 1994, and posted January 18, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, February I, 1994, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
