RESOLUTION NO. 94-48 A RESOLUTION SETTING FORTH A REZONE OF LOT 2, BLOCK N, GOLDEN SAGE RANCHOS UNIT 84, SECTION 21. TOWNSHIP 21 NORTH, RANGE 19 WEST, FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) '1'0 A-R/IA (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 1, 1994, a public hearing waS conducted to determine whether approval should be granted for a rezone for the above described property to owners Richard and Jean Homer of Golden Valley, Arizona, and "'::.',:). r' ,'~, .', I ,." WHEREAS, Golden Sage Ranchos unit 84 is located two miles south of Highway 68 and west of Egar Road. Lot 2 is accessed by Highway 68 by Egar Road, then south to Diabase Drive, then west to Drake Road, then south 300 feet to the property, and WHEREAS, review of Floodplain Map it040058-2300B indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, land uses in the area consist of residential homes directly north and west, and a few scattered residential dwellings throughout the area. The site is vacant and has electric power that runs along the rear of the site. The parcel is within the boundaries of Golden Valley Improvement District Number I; however, the site is not being serviced at this time, and WHEREAS, Overlay Zone Plan, and the property is located in the Urban/Building and is in conformance with the Golden Valley Area WHEREAS, at the public hearing Planning and Zoning Commission on Commission recommended APPROVAL for following: before the Mohave County January 12, 1994, the a rezone subject to the 1. Each parcel shall have legal access. 5. The Parcel Plat shall show any surface drainage and FEMA flood zones. 6. That appropriate zoning, building/environmental and floodplain permits be obtained prior to any development. These permits will not be issued until Parcel Plat recordation. 7. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS 11-829E. 8 . If these conditions are not met within one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the schedule for development or cause the property to revert to its former zoning classification. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, January 16, 1994, and posted January 18, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, February 1, 1994, APPROVED this Rezone as recommended by the Mohave County planning and Zoning Commission and outlined herein.
