PAGE 1 OF 3 nGHAVE COUNTY BOARD OF SUPERVISORS RECOROIHG fEE 0.00 Ne RESOLUTION NO. 94-47 A RESOI~TION SETTING FORTH A REZONE OF THE N~ OF LOT 2, BLOCK L, GOLDEN SAGE RANCHOS UNIT 55, SECTION 1l, TOWNSHIP 21 NORTH, RANGE 18 WEST, FROM C-2H (GENERAl, COMMERCIAL HIGHWAY FRONTAGE) TO C-MO (COMMERCIAL MANUFACTURING OPEN LOT STORAGE) IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on February 1, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owner James Russell of Golden Valley, Arizona, and MIEREAS, the property is located approximately two and one- half miles west of Highway 93 and north of Highway 68. '['he property lies between Hope and Higley Roads. The site is accessed from Highway 68 via Hope Road, then north to Mazatzal Drive, then west 150 feet to the north side of the property, and WHEREAS, the surrounding land uses in the area consist of residential homes to the northeast and northwest, a vacant lot to the east with a commercial plaza beyond the vacant lots, a church to the south and vacant land to the west, and WHEREAS, the property is surrounded by a chain link fence with gates on the north and south sides to provide access to the site. The property is serviced by valley pioneer Water Company, and WHEREAS, the property is zoned C-2H (General Commercial Highway Frontage) with the properties along Highway 68 also zoned C-2H. The areas north and south of the C-2H zoned properties are zoned A-R (Agricultural-Residential). The area plan indicates this site and the properties along Highway 68 as commercial. The plan indicates potential MFR (Multiple Family Residential) to the north with A-R, or low density residential, beyond the MFR designated area, and RESOLUTION NO. 94~47 Page 2 . . The south half of Lot 2 consists of a car sales lot and is not a part of the zoning request. The northeast half of Lot 2 consists of a number of small buildings with large truck trailers at ground level between each building. A number of business types are being operated from the buildings, including a TV repair shop and an automobile repair shop. There is also a site-built office building on the northwest side of the site, and WHEREAS, review of Floodplain Map ji040058-2325B indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, this rezone is in conformance valley/sacramento Valley Area plan and Urban/Building Overlay Zone, and with the Golden is within the WHEREAS, at the Planning and Zoning Commission recommended following: public hearing Commission on APPROVAL for before the Mohave County January 12, 1994, the a rezone subject to the :-:::~~\ \ '.r:,". The parcel be zoned C~MO/20M (Commercial Manufacturing/ Open Lot Storage/Twenty Thousand Square Foot Minimum Lot Size). 2. That the only portion of the property to be zoned C-MO is the northern half of Lot 2, Block L, Golden Sage Ranchos Unit 55. 1. 3. Those portions on the north half of Lot 2, Block L, be enclosed by a view obscuring fence. 4. That appropriate zoning, building, environmental and floodplain permits be obtained. 5. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations and Section 27.P (Site Plan Requirements). 6. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. ",..,." ; ';,- " . PAGE 3 OF ~ BK 2351 PG 849 (FEE:94- 6375) RESOLUTION NO. 94-47 Page 3 WHEREAS, the notice of hearing was published in the Kingman Daily Mi.ner, a newspaper of general circulation in Kingman, Mohave County, Arizona, January 16, 1994, and posted January 18, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Tuesday, February I, 1994, APPROVED this Rezone as recommended by the Mohave County Planning and Zoning Corruuission and outlined herein.
