RESOLUTION NO. 94-38
A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE SW.!.t OF
'l'HE NW-It OF THE SW-\t OF SECTION 21, TOWNSHIP 14 NORTH, RANGE 20
WEST FROM C-2 (GENERAL COMMERCIAL) TO C-2H (GENERAL-COMMERCIAL
HIGHWAY FRONTAGE) IN '.rHE LAKE HAVASU AREA, MOHAVE COUNTY,
ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 1, 1994, a public hearing was
conducted to determine whether approval should be granted for a
r.ezone for the above described property to owner Gregory Eisele
of Los Angeles, California, and

WHEIl.E1\.S, the property is located west of London Bridge Road
and north of Lake Drive; it is accessed directly from London
Bridge Road. The surrounding land uses consist of a campground
to the north, two residential homes to the west and a motel to
the northeast; the remainder of the properties are vacant. There
are a number of conunercial businesses along London Bridge Road
and a large residential subdivision to the east, and

WHEREAS, review of Floodplain Map *040058-3110B indicates
this parcel is located in Zone AO, an area of lOO-year shallow
flooding where depths are between one and three feet. Base flood
elevations are shown, but no flood hazard factors are determined.
A Floodplain Use Permit is required for development, and
WHEREAS, the property is zoned C-2 (General Commerc ial) ,
with the properties directly south along London Bridge Road also
zoned C-2 and C-2H (General Commercial Highway Frontage). The
subdivision to the east is zoned R-MH (Single Family
Residential/Mobile Homes), and the area to the west is zoned R-1
(Single Family Residential), and
WHEREAS, there is a building on the site used for auto
upholstering and a fenced area with a number of old cars. The
cars are being removed by court order, and

WlJEREAS, the applicant originally applied for C-MO zoning on
this site and the Planning and Zoning Department recommended
denial. The item waS heard by the Commission at the December 8,
1993, meeting and it was recommended that the applicant resubmit
a new application for C-2H zoning, and

after final approval of the change in classification by
the Board of Supervisors, as per ARS 11-829E.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, January 16, 1994, and posted January 18,
1994, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, February 1, 1994, APPROVED
this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
