A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE S~ OF
SECTION 21, TOWNSHIP 14 NOR'.rH, RANGE 20 WEST, TO BE KNOWN AND
SUBDIVIDED AS SUNLl\.KE VILLAGE, TRACT 3700, FROM R-l/3A (SINGLE
FI\MILY RESIDENTIAL/'l'HREE ACRE MINIMUM LOT SIZE) AND C-RE/36A
(COMMERCIAL RECREATION/THIRTY-SIX ACRE MINIMUM LOT SIZE) TO R-O
(SINGLE FAMILY RESIDENTIAL/HOMPS ONLY) AND C-2 (GENERAL
COMMERCIAL) IN THE LAKE HAVASU AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on February 1, 1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above described property to applicant Rielly Homes
of Irvine, California, and

WHEREAS, the proposed Sunlake Village subdivision is located
west of Highway 95 and south of Lake Drive. The subdivision will
be accessed from existing roadways in Lake Havasu Mobile Home
Estates, Tract 1082, and Highway 95, and

WHEREAS, review of Floodplain Map #040058-3110B indicates
this parcel is located in Zone C, an area of minimal flooding,
and
WHEREAS, the surrounding land uses in the area consist of a
mobile home subdivision directly north and west, vacant land to
the south and east, and commercial property to the northeast, and
WHEREAS, the prelimi.nary plat indicates the site is divided
into 161 residential lots ranging in size from 7,500 to 13,330
square feet, a park area located in the central portion of the
subdivision, common areas and drainage parcels on the southern
boundary, and a commercial pad located on the east near Highway
95, and
WHEREAS, at the public hearing

1. The residential lots be zoned R-0/7M (Single Family
Residential/Homes only/Seven Thousand Square Foot
Minimum Lot Size), and the commercial site be zoned C-2
(General Commercial/One Acre Minimum Lot Size).
2. The commercial zoned property will require compliance
with Section 27.P (Site Plan Requirements) at the time
of development.
4. The applicant comply wit~ all applicable provisions of
the Mohave County Zoning Regulations.
5. The rezone will become effective upon the recordation
of the Final Plat.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, January 16, 1994, and posted January 18,
1994, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, February 1, 1994, APPROVED
this Rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
