RESOLUTION NO. 94-35
A RESOLUTION SETTING FORTH A REZONE OF A PORTION OF THE NE!", NE!"
OF SECTION 18, TOWNSHIP 41 NORTH, RANGE 6 WEST, FROM A-R
(AGRICULTUHAL-RESIDEN'rIAL) ZONE TO C-M (COMMERCIAL MANUFACTURING)
ZONE IN THE ARIZONA STRIP AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meetj '~g of the Mohave County Board
of Supervisors held on February I, 1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above described property to owners Deseret Land
and Trust of colorado City, Arizona, and
WHEREAS, the site is located southeast of Colorado City and
west of Berry Knoll Street. The site can be accessed by Highway
389 from an undocumented road (Berry Knoll Street) south to the
property, and
'~",.' WHEREAS, review of Floodplain Map #040058-0109B indicates
this parcel to be in Zones A and D. The portion in Zone A is an
area of 100-year flood, base flood elevations and flood hazard
factors not determined. The remainder of the parcel is in Zone
0, areas of undetermined but possible flood hazards. This parcel
requires a Floodplain Use Permit for any development, and
WHEREAS, the area proposed for rezone is vacant and is a
portion of a commercially designated site for the proposed
Centennial park Subdivision. The parcel to the north is zoned e-
M with two commercial buildings. The surrounding land uses
consist of residential properties to the west and south with the
remainder of the land vacant, and
WHEREAS, the applicant owns the property to the north and
has a third building under construction. A portion of the third
building lies on the northern site. When all portions or phases
of the third building are completed a part of the building will
be located on the site proposed for rezoning. This northern site
is not large enough to provide parking and an area for sewage
disposal. The area proposed for rezone will provide the
additional space needed for the building and necessary
facilities, and

The rezone shall not become effective until 30 days
after final approval of the change in classification by
the Board of Supervisors, as per ARS 11-829E,
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, January 16, 1994, and posted January 18,
1994, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Tuesday, February 1, 1994, APPROVED
this Rezone as recommended by the Mohave County Planning and
Zoning commission and outlined herein.
