A RESOLUTION SETTING FORTH APPROVAL OF AN EXTENSION OF TIME FOR
THE APPROVED PRELIMINARY SUBDIVISION PLAN OF WALNUT CREEK
COMMERCIAL, TRACT 3022, BEING A RESUBDIVISION OF LOTS 1 AND 2,
BLOCK 2, WALNUT CREEK ESTATES UNIT 1,' TRACT 3007, SECTION 7,
T20N, R17W, LOCATED IN THE MCCONNICO PORTION OF THE MOHAVE COUNTY
GENERAL AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on January 3, 1994, a public hearing was
conducted to determine the approval of an Extension of Time for
the approved Preliminary Plan of WALNUT CREEK COMMERCIAL, Tract
3022, and
WHEREAS, the owner/developer of this tract is First American
Title Insurance Company/Dennis Sim, dba Walnut Creek Development
(""Ij Co., Inc., Kingm~n, Arizona, The e~gineer of rec~rd On this
'",~","" project is Stoval Engineers, Inc, , Bu Ihead City, Ar zona, l;lnd
WHEREAS, the SUbdivision is located south of the
intersection of Interstate 40 and Oatman Road, on the west side
of Oatman Road, in the McConnico area, and
WHEREAS, the preliminary plan resubdivides Lots 1 and 2,
Block 2, Walnut Creek Estates Unit 1, Tract 3007, ~nto six one-
acre-plus commercial lots, and
WHEREAS, Article 3.10 states, "Upon application to the
Commission and prior to the expiration of the time limit,
extensions in increments of one (1) year may be granted by the
Board if the subdivider is actively processing the Final Plat.
If such action is not taken then all proceedings relating to the
plat Shall be terminated.", and
WHEREAS, in a letter dated November 4, 1993, G. Kelly Grier,
Stovall Engineers, Inc" makes the following request:

"On behalf of our client, Dennis Sim, of Walnut Creek
Development, 1 respectfully request that the Mohave
County Planning and Zoning Commission recommend an
Extension of Time for Walnut Creek Commercial, Trl;lct
3022, to enable the continuation of the submittal and
review process for the Final plat. A cheque is
enclosed for the $300,00 fee.

"We have submitted the Final Plat for review and are in
receipt of the agency review comments. Corrections
have been made to the plat and wil~ be resubmitted to
the Planning and Zoning Department for further review
upon receipt of ADEQ approval, The plans are in the
ADEQ review process at this time,", and
WHEREAS, the preliminary Subdivision Plan was approved by
the MOhave County Board of Supervisors on September 5, 1989, via
Resolution No. P&ZC 89-~79. On October 5,1992, a first
Extension of Time was granted by the Mohave County Board of
Supervisors via Resolution No. 92-324, effective until January 3,
1993. On February 1, 1993, the second Extension of Time was
granted via BaS Resolution No. 93-48, effective until January 3,
1994. This will be the third Extension of Time, and
WHEREAS, at the public hearing before the Mohave County
Planning CommiSSion on December 8, 1993, the CommiSSion
recommended conditional approval of the requested Extension of
Time subject to the following conditions:

Compliance with all conditions as stated in P&ZC
ReSOlution Nos. 89-179 and 89-180.

This Extension of Time will be in effect until January
3, 1995.
WHEREAS, the notice of hearing has been published throughout
this SUbdivision process as required by Arizona Revised Statutes
and Mohave County Regulations, and the public was afforded notice
of this action through advertisement of the Board of Supervisors
meeting for this date.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, January 3, 1994, Approved
this Extension of Time for the Preliminary Plan of Walnut Creek
Commercial, Tract 3022, as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
