A RESOLUTION SETTING FORTH A REZONE OF PARCEL 4647-A2, SECTION
20, TOWNSHIP 23 NORTH, RANGE 16 WEST, FROM A-R/lOA (AGRICULTURAL-
RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) ZONE TO A-R/5A
(AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) ZONE,
LOCATED IN THE LONG MOUNTAIN PORTION OF THE MOHAVE COUNTY GENERAL
AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on January 3, 1994, a publiC hearing was
conducted to determine whether approval should be granted for a
rezone for the above described property to owner Aimee Pernicano
of San Diego, Califonia.
WHEREAS, the property is located seven miles north of the
Kingman area and east Of Bank Street. The property is accessed
."',;oj,, via Stockton Hill Road to Wilks Ranch Road, then east to Cherum
<i) Road, then north to Calle Charcas, then east to the subject
property,. and
WHEREAS, the surrounding area is primarily vacant land zoned
residential. There is a home directly south of the parcel and
scattered residential homes to the south and west, and
WHEREAS, the site is vacant and is located on steep terrain.
Roads and housing pads have been bladed on the site, and
WHEREAS, parcel 4647-A2 was a portion of parcel 4647-A,
created by a record of survey recorded October, 1993, in Book 11,
Page 19, Record of Surveys, Mohave County, Arizona, and
WHEREAS, review of Floodplain Map #040058-21558 indicates
that the property is within Zone C, an area of minimal flooding,
and
WHEREAS, the property is in conformance with the Long
Mountain Area Plan, and

1. All divisions be zoned A-R/5A (Agricultural-
Residential/Five Acre Minimum Lot Size).
2. That the Board of Supervisors accept the dedication of
a 60-foot right-of-way on the southern portion of the
property, a 50-foot right-of-way on the eastern portion
including the cul-de-sac bulb terminus, and a 20-foot
radius curve at the intersection of the two rights-of-
way. In addition, the granting of an eight-foot PUE
along the south and east rights-of-way and that the
proposed dedicated roadway on the east side of the
property be named Cerro Pedrigoso Lane. This shall be
approved through the recording of the resolution
authorizing the rezone, and that the dedication and
granting be shown via an acceptance statement and
identified on the parcel Plat.
3. Submittal and recordation of a Parcel plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations, 102.04-8 of the Standard
Specifications, and Section 32.8-2 of the Zoning
Ordinance.

The three parcels will meet Or exceed their respective
acreage exclusive of road easements.
5. Each parcel shall have legal access.
6. The Parcel Plat shall show any surface drainage and
FEMA flood zones.
7. That appropriate zoning, building, environmental and
floodplain permits be obtained prior to any
development, These permits will not be issued until
Parcel Plat recordation.
8, The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS ll-829E,

If these conditions are not met wi thin one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to: grant an extension, determine
compliance with the schedule for development or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statues Annotated, Title 11, Chapter 6,
11-832.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, December 19, 1993, and posted December
17, 1993, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, January 3, 1994, APPROVED
this rezone as recommended by the Mohave County planning and
Zoning Commission and outlined herein.
