A RESOLUTION SETTING FORTH A REZONE OF LOT 57, MEADVIEW CITY
CENTER, TRACT 1197, SECTION 12, TOWNSHIP 30 NORTH, RANGE 17 WEST,
FROM C-2 (GENERAL COMMERCIAL) TO C-MO (COMMERCIAL
MANUFACTURING/OPEN LOT STORAGE) IN THE MEADVIEW PORTION OF THE
MORAVE COUNTY GENERAL AREA, MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the MOhave County Board
of Supervisors held on January 3, 1994, a public hearing was
conducted to determine whether approval Should be granted for a
rezone for the above described property to owners Larry and
Barbara Kenoyer of Meadview, Arizona, and
WHEREAS, Meadview City Center is located approximately one
mile east of Pierce Ferry Road. Lot 57 is located on the
southern boundary of Meadview City Center and is accessed from
(:-;;:'\,- Pierce Ferry Road from Meadview Boulevard, east to Escalante
~ Boulevard, south to Bradley Bay Drive, then east to the subject
property, and
WHEREAS, review of Floodplain Map #040058-13008 indicates
that the property is within Zone C, an area of minimal flooding,
and
WHEREAS, the surrounding land uses consist of vacant land
directly north, east and west, with residential homes beyond the
vacant land to the south. There are a variety of commercial
bUSinesses to the west including a small retail plaza, storage
units and a hardware/lumber yard, and
WHEREAS, there is a building under construction on the lot
to be used as an auto and marine repair facility. The applicant
is requesting C-MO zoning to allow the outside storage and sales
of autos and boats, and
WHEREAS, the property is zoned C-2 (General Commercial) with
the properties to the north, east and west zoned commercial. The
land use plan for the Meadview area indicates the City Center as
commercial with the lots directly surrounding the City Center as
Multiple Family/Residential. The remainder of land is designated
as Residential, and

2. That appropriate zoning, building, environmental and
floodplain permits be obtained,
3. The applicant comply with all applicable provlslons of
the Mohave County Zoning Regulations. Compliance with
Section 27. P (Site Plan Requirements) and a drainage
report is also required.
4. The rezone shall not become effective until 30 days
after final approval of the change in classification by
the Board of Supervisors, as per ARS ll-829E.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, December 19, 1993, and posted December
17, 1993, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations,
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, January 3, 1994, APPROVED
this rezone as recommended by the Mohave County Planning and
Zoning Commission and outlined herein.
