RESOLUTION NO. 94-7 A RESOLUTION SETTING FORTH A REZONE OF LOTS 28 AND 29, BLOCK A, GOLDEN SHORES UNIT 1, FIRST AMENDED, SECTION 15, TOWNSHIP 16 NORTH, RANGE 21 WEST, FROM R-l (SINGLE FAMILY RESIDENTIAL) TO C-2 (GENERAL COMMERCIAL) LOCATED IN THE GOLDEN SHORES PORTION OF THE SOUTH MORAVE VALLEY AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on January 3, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owners Clifford and Norma Phillips of Topock, Arizona, and WHEREAS, the property is located south of County Route 1 and west of Oatman Highway. The property is accessed by County Route 1, south on Golden Shores Parkway approximately 200 feet to the subject property. Lots 28 and 29 are located between Golden Shores Parkway and Shore Parkway, and WHEREAS, surrounding land uses consist of a convenience store to the north that was recently zoned to C-2 from C-l, residential homes directly south and west, and vacant land to the east under the direction of the State of Arizona. The site is vacant, Lot 28 was previously used as a residence with a concrete pad and landscaping still on the site, and WHEREAS, there are a variety of zoning types in the Golden Shores area. The area to the north of the property on the north side of Route 1 and On both sides of Oatman Highway is zoned commercial. The areas to the west of Lots 28 and 29 are zoned R- 1, with the lots to the northwest directly south of Powell Lake Road zoned commercial. Many of the lots further west are zoned SD/C (CommerCial and Duplex) zoning. There have been a few Zoning Use permits issued to allow residential dwellings in commercial zones, and WHEREAS, there are a number of commercially zoned lots in the Golden Shores area that are vacant, and WHEREAS, review of Floodplain Map #040058-2805C indicates this parcel is located in Zone C, an area of minimal flooding, and I'"' ';,t.\ .::.::-'~ -:,l , . That Lots 28 and 29, Block A, be zoned C-2 (General Commercial). 2, That appropriate zoning, building, environmental and floodplain permits be obtained. 3. The applicant comply with all applicable provisions of the Mohave County Zoning Regulations. 4. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS ll-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, December 19, 1993, and posted December 17, 1993, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, January 3, 1994, APPROVED this rezone as recommended by the Mohave County planning and Zoning Commission and outlined herein.
