A RESOLUTION SETTING FORTH A ZONING USE PERMIT FOR THE
ESTABLISHMENT OF A SALES OFFICE IN A MODEL HOME IN AN R-l/8M
(SINGLE-FAMILY RESIDENTIAL/EIGHT THOUSAND SQUARE FOOT MINIMUM LOT
SIZE) ZONE ON LOT 36, BLOCK 4 OF COURTNEY GREENS II, TRACT 4054-B
FIRST AMENDED, SECTION 23, TOWNSHIP 19 NORTH, RANGE 22 WEST, IN
THE SOUTH MORAVE VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the public hearing

WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held On January 3, 1994, a public hearing was
conducted to determine whether approval Should be granted for a
Zoning Use Permit for the above described property to applicant
Council Corp. of Newport Beach, California, and

WHEREAS, Courtney Greens II is located one and one-half
miles south of Bullhead City and east of Highway 95. The
property is accessed from Highway 95 east on Aztec Road one-
quarter mile, and

WHEREAS, review of Floodplain Map #04Q058-2445C indicates
this parcel is located in Zone AO, an area of lOO-year shallow
flooding where depths are between one and three feet. Base flood
elevations are shown, but no flood hazard factors are determined.
A Floodplain Use permit is required for development, and
WHEREAS, the area is primarily residential with future
multiple family developments to the southeast and commercial
businesses to the west along Highway 95, and
WHEREAS, the proposed sales office will be located in an
existing mOdel home Which is among a group of model homes, The
office is to be temporary in nature, and will be used to sell
homes and lots in the Courtney Greens subdivision, and

2. That appropriate zoning, building, environmental and
floodplain permits be obtained.
3. The Zoning Use Permit is for the model home on Lot 36
only.
4. When the home on Lot 36 is no longer used as a model
home the Zoning Use Permit will be void.
5. I f construction or use has not commenced wi thin one
year of Board approval of the Zoning Use permit or if
the use has been discontinued for six months, then
approval shall terminate at that date.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
MOhave County, Arizona, December 19, 1993, and posted December
17, 1993, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.

NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, January 3, 1994, APPROVED
this Zoning Use Permit as recommended by the Mohave County
Planning and Zoning Commission and outlined herein.
