A RESOLUTION SETTING FORTH A REQUEST OF A REZONE OF LOT 55,
ZAFIRO ACRES, SUNWARD HO! RANCHES, SECTION 5, TOWNSHIP 22 NORTH,
RANGE 16 WEST, FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE
MINIMUM LOT SIZE) TO A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE
MINIMUM LOT SIZE) LOCATED IN THE MOHAVE COUNTY GENERAL AREA,
MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 6, 1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above described property to owner Michael Hubbard
of Vista, California, and
WHEREAS, the property is located approximately three and
one-half miles north of Jagerson Avenue. This land is accessed
via North Bank Street, then north to Calle Dimas, then east to
the property, and
WHEREAS, there are no residences or utilities in the
immediate surrounding area, and
WHEREAS, the property is vacant and is located in flat,
slightly rolling terrain. The land slopes downward toward a wash
to the south of the property, and
WHEREAS,
indicates that
flooding, and
review of FEMA Floodplain Map #040058-2155B
the property is within Zone C, an area of minimal
WHEREAS, this proposal is in conformance with the Long
Mountain Area Plan, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on May 11, 1994, the Commission
reco~~ended APPROVAL for a rezone subject to the following:
1. Each parcel be zoned A-R/5A (Agricultural-Residential/
Five Acre Minimum Lot Size).
2. Submittal and recordation of a parcel plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations, 102.04-B of the Standard
Specifications and 32.82 of the Zoning Regulations.

3. Each parcel shall meet or exceed five acres exclusive
of roadways.
4. Each parcel shall have legal access.
5. The parcel plat shall show any surface drainage and
FEMA flood zones.
6. That the Board of Supervisors accept the name Hobert
Drive for the 30-foot roadway and public utility right-
of-way along the eastern boundary of this property, and
that the road name be shown on the parcel plat.
7. That appropriate zoning, building, environmental and
floodplain permits be obtained prior to any
development. These permits will not be issued until
parcel plat recordation.
8. The rezone shall not become effective for 30 days after
final Board of Supervisors' approval for the change in
classification, as per ARS 11-829E.
9. If these conditions are not met within one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning> shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development, or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter
6,11-832.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, May 22, 1994, and posted May 20, 1994, as
required by Arizona Revised Statutes and the Mohave County Zoning
Regulations.
