A RESOLUTION SETTING FORTH A REQUEST FOR A REZONE OF LOT 16,
BLOCK A, GOLDEN SAGE RANCHOS, UNIT 61, SECTION 23, TOWNSHIP 22
NORTH, RANGE 19 WEST, FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO
ACRE MINIMUM LOT SIZE) TO A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE
ACRE MINIMUM LOT SIZE) LOCATED IN THE GOLDEN VALLEY AREA, MORAVE
COUNTY, ARIZONA
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 6, 1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above described property to owners Ray Jones,
Frances Winkel, and Geraldine Jones of Bullhead City, Arizona,
and
WHEREAS, the property is located approximately four miles
north of Highway 68. This land is accessed via Highway 68 to
Milky Way Road, then north to Chino Drive, then east to Laguna
Road, then north to McElmo Drive, then west to the property, and
WHEREAS, there are several residences in the immediate
surrounding area. This property has access to existing electric
and telephone lines. Water service is being extended north
toward this area along Laguna Road, and
WHEREAS, the property is vacant and is primarily flat. NO
significant drainage or washes cross this property, and
WHEREAS,
indicates that

the property is within zone C, an area of minimal
WHEREAS, this proposal is in conformance with the Sacramento
Valley/Golden Valley Area Plan, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on May 11, 1994, the Commission
recommended APPROVAL for a rezone subject to the following:
1. Each parcel be zoned A-R/1A (Agricultural-Residential/
One Acre Minimum Lot Size).

2. Submittal and recordation of a parcel plat prepared in
accordance with Article 3.16 of the Mohave County
Subdi vision Regulations and 102. 04-B of the Standard
Specifications.
3. Each parcel shall meet or exceed one acre exclusive of
roadways.
4. Each parcel shall have legal access.
5. The parcel plat shall show any surface drainage and
FEMA flood zones.
6. That appropriate zoning, building, environmental and
floodplain permits be obtained prior to any
development. These permits will not be issued until
parcel plat recordation.
7. The rezone shall not become effective for 30 days after
final Board of Supervisors' approval for the change in
classification, as per ARS 11-829E.
8. I f these conditions are not met wi thin one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development, or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statutes Annotated, Title 11, Chapter
6,11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, May 22, 1994, and posted May 20, 1994, as
required by Arizona Revised Statutes and the Mohave County Zoning
Regulations.
