A RESOLUTION SETTING FORTH A REQUEST FOR A REZONE OF THE SOUTH
331.35 FEET OF THE NW\ OF THE NW\, SECTION 14, TOWNSHIP 21 NORTH,
RANGE 19 WEST, TO BE KNOWN AND SUBDIVIDED AS BLACK HILLS RANCHOS,
FROM A-R/10A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE)
TO R-1 (SINGLE FAMILY RESIDENTIAL) IN THE GOLDEN VALLEY AREA,
MORAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on June 6, 1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above described property to owner/developer Black
H~lls LLC of Bullhead City, Arizona, and
WHEREAS, the area proposed for rezoning is located south of
Highway 68 and east of Estrella Road. The property is accessed
via Highway 68 by Estrella Road, then south to the site, and
WHEREAS, the property being sUbdivided will be known as
Black Hills Ranchos, Tract 3301. The subdivision is currently
being processed by the Planning and Zoning Department and is in
the preliminary stage, and
WHEREAS, the subdivision will consist of 23 single family
lots ranging in size from 8,000 to 22,000 square feet, and
WHEREAS, the developer has proposed R-1 zoning which permits
single family dwellings. The Planning and Zoning Department
proposes a lot size minimum to be placed on the lots to limit
future subdiviSion of the lots within the subdivision, and
WHEREAS, review of Floodplain Map #040058-2325B indicates
this parcel to be in zones A and C. The portion in Zone A is an
area of 100-year flood, base flood elevations and flood hazard
factors not determined. The remainder of the parcel is in Zone
C, an area of minimal flooding. This parcel requires a
Floodplain Use Permit for any development, and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission On May 11, 1994, the Commission
recommended APPROVAL for a rezone subject to the following:

1. Lots 1 through 15 will be zoned R-1/8M (Single Family-
Residential/Eight Thousand Square Foot Minimum Lot
Size) and Lots 16 through 23 zoned R-1/15M (Single
Family-Residential/Fifteen Thousand Square Foot Minimum
Lot Size).
2. The rezone will become effective upon recordation of
the Final Plat for Black Hills Ranchos, Tract 3301.
3. The lot size minimum will be based on the size of the
lots recorded on the Final Plat with no further lot
splits.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, May 22, 1994, and posted May 20, 1994, as
required by Arizona Revised Statutes and the Mohave County zoning
Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, June 6, 1994, APPROVED this
rezone as recommended by the Mohave County Plannl.ng and Zoning
Commission and outlined herein.
