PAGE 1 OF 2 nOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0,00 HC RESOLUTION NO. 94-157 A RESOLUTION SETTING FORTH A ZONING USE PERMIT FOR LOT 34, BLOCK 114, NEW KINGMAN ADDITION UNIT 8, TRACT 1101, SECTION 30, TOWNSHIP 22 NORTH, RANGE 16 WEST FOR THE ESTABLISHMENT OF A RESIDENCE IN A C-2 (GENERAL COMMERCIAL) ZONE, IN THE KINGMAN AREA, MORAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 2, 1994, a public hearing was conducted to determine whether approval should be granted for a Zoning Use Permit for the above described property to owner Keith O'Camb of Riverside, California, and WHEREAS, the property is located north of Northern Avenue and west of North Bank Street. The property is accessed via Northern Avenue from North Bank Street, north to Neal Avenue, ."..,0" then west to the property, and t~:: ."~..:': cc.'h>, (<',) . , -.- WHEREAS, the property proposed for the ZUP is surrounded by single family homes. The general area consists of residential homes, vacant land and a few commercial businesses along North Bank Street and Northern Avenue, and WHEREAS, the property is zoned C-2 (General-Commercial) with the properties to the north, east and south also zoned C-2. The area to the west is zoned R-1 (Single Family Residential), and WHEREAS, Lots 35 and 36 directly east of Lot 34 has a mobile home on the site permitted under a Zoning Use Permit, and WHEREAS, review of Floodplain Map #040058-2l65C indicates this parcel is located in Zone C, an area of minimal flooding, and WHEREAS, at the public hearing before the Mohave County Planning and zoning Commission on April 13, 1994, the Commission recommended APPROVAL for a zoning Use Permit subj ect to the following: 1. If construction or use has not commenced within one year of Board approval of the Zoning Use Permit or if the use has been discontinued for six months, then approval shall terminate at that date. 4, This zoning Use permit is subject to revocation upon 60 days notification by the Board of Supervisors if, in the opinion of the Commission and Board, the continued use of the property would be contrary to the public health, safety, and welfare. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, April 17, 1994, and posted April 15, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, May 2, 1994, APPROVED this Zoning Use Permit as recommended by the Mohave County Planning and Zoning Commission and outlined herein.
