RANCHES NO, 2, AND DESCRIBED AS PARCEL 4647-Al AS SHOWN ON RECORD OF SURVEY RECORDED OCTOBER 13, 1993, IN BOOK 11, PAGE 19 IN SECTION 20, TOWNSHIP 23 NORTH, RANGE 16 WEST, FROM A-R/l0A (AGRICULTURAL-RESIDENTIAL/TEN ACRE MINIMUM LOT SIZE) TO A-R/5A (AGRICULTURAL-RESIDENTIAL/FIVE ACRE MINIMUM LOT SIZE) IN THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 2, 1994, a public hearing was conducted to determine whether approval should be granted for a rezone for the above described property to owners Ralph and Valerie Sandoval of San Diego, California, and WHEREAS, the property is located approximately six miles north of Jagerson Avenue. This land is accessed via North Bank Street to Calle Sonoita, then west to Avenida Mendez, then north to Calle Charcas, then east to the property, and WHEREAS, there are a few scattered residences in the surrounding area adjacent to this parcel. This property is near existing electric and telephone lines, and WHEREAS, the terrain. Drainage down steep slopes, site is vacant and located in mountainous on this property flows north and northwesterly and WHEREAS, indicates that flooding, and review of FEMA Floodplain the property is within Zone C, Map #040058-2155B an area of minimal WHEREAS, this proposal is in conformance with the Long Mountain Area Plan, and WHEREAS, at the public hearing before the Mohave County Planning and Zoning Commission on April 13, 1994, the Commission recommended APPROVAL for a rezone subject to the following: 1. Submittal and recordation of a parcel plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations and 102. 04-B of the Standard Specifications. 3. Eaoh paroel shall meet or exceed five acres exclusive of roadways. 4. The parcel plat shall show any surface drainage and FEMA flood zones. 6. That appropriate zoning, building, environmental and floodplain permits be Obtained prior to any development. These permits will not be issued until parcel plat recordation. 7. The rezone shall not become effective for 30 days after final Board of Supervisors' approval for the change in classification, as per ARS 11-829E. 8. If these conditions are not met within one year this approval will be void, If at the expiration of this period the property has not been improved to meet the use for which it waS conditionally approved, the Board (after notifioation by registered mail to the owner and applicant who requested the rezoning) shall schedule a publiC hearing to grant an extension, determine oompliance with the SChedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Stotutes Annotated, Title 11, Chapter 6, 11-83219. rr.:;;\ WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, April 17, 1994, and posted April 15, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations.
