PAGE 1 OF 2 MOHAVE COUNTY BOARD OF SUPERVISORS RECORDING FEE 0.00 HC RESOLUTION NO. 94-152 A RESOLUTION SETTING FORTH A REZONE OF LOT 450, LAKE MEAD CITY, UNIT 23-29-17, SECTION 23, TOWNSHIP 29 NORTH, RANGE 17 WEST FROM C-2 (GENERAL COMMERCIAL) TO C-2H (GENERAL COMMERCIAL/HIGHWAY FRONTAGE) IN THE MEADVIEW PORTION OF THE MOHAVE COUNTY GENERAL AREA, MOHAVE COUNTY, ARIZONA. WHEREAS, at the regular meeting of of Supervisors held on May 2, 1994, conducted to determine whether approval rezone for the above described property Meadview, Arizona, and the Mohave County Board a public hearing was should be granted for a to owner Wade Falany of WHEREAS, Lake Mead City Unit 23-29-17 is located south of Meadview and east of Pierce Ferry Road. Lot 450 can be accessed from Pierce Ferry Road via Charles Drive, then east to Tamarisk (<:) Street, then south to the property, and .'.",::2) WHEREAS, the surrounding land uses consist of a single family home to the south with the remainder of the area vacant, and WHEREAS, a small building, two fuel storage tanks, containment area and a gas pump are located on the east the property adjacent to Tamarisk Street. There is also metal building being constructed on the site, and a dirt side of a large WHEREAS, the applicant has requested C-2H zoning to permit a commercial marine shop, Repair shops without any outdoor storage are permitted in C-2 zoning. C-2H zoning would permit limited outdoor storage in connection with the business operated on the site, and WHEREAS, C-2H zoning is possible when the frontage on a county highway. This site is not county highway and does not meet the criteria for and property has located on a C-2H zoning, WHEREAS, review of Floodplain Map #040058-1450C indicates this parcel is located in Zone C, an area of minimal flooding, and .'.-.... RESOLUTION NO, 94-152 PAGE 2 OF 2 BK 2399 PG 191 (FEE~9~-271g0) Page 2 WHEREAS, the Planning and Zoning staff recommended denial of the rezone based on the following: the lot is not located on a designated county highway and does not meet the criteria for C-2H (General Commercial Highway Frontage) zoning, and WHEREAS, at the public hearing before the Mohave County Planning and zoning Commission on April 13, 1994, the Commission recommended APPROVAL for a rezone subject to the following: 1. The parcel be zoned C-2H/1A (General Commercial Highway Frontage/One Acre Minimum Lot Size). 2. That appropriate zoning, building, environmental and floodplain permits be obtained. 3. The applicant comply with all applicable provisions of the Mohave County zoning Regulations. 4. The rezone shall not become effective until 30 days after final approval of the change in classification by the Board of Supervisors, as per ARS 11-829E. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, April 17, 1994, and posted April 15, 1994, as required by Arizona Revised Statutes and the Mohave County zoning Regulations. NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors, at their regular meeting on Monday, May 2, 1994, APPROVED this rezone as recommended by the Mohave County Planning and zoning Commission and outlined herein.
