RESOLUTION NO. 94-148
A RESOLUTION SETTING FORTH A REZONE OF LOT 1, BLOCK D, GOLDEN
VALLEY RANCHOS, UNIT 15, SECTION 25, TOWNSHIP 21 NORTH, RANGE 19
WEST FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT
SIZE) TO A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT
SIZE) IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 2, 1994, a public hearing was
conducted to determine whether approval should be granted for a
rezone for the above desoribed property to owners David and
Jene1l wenzel of Riviera, Arizona, and
WHEREAS, the property is looated two and one-half
south of Highway 68 and west of Teddy Roosevelt Road,
property is accessed from Highway 68 via Teddy Roosevelt
south to Bolsa Drive, then west to the property, and
miles

WHEREAS, the land surrounding the site is vaoant with a few
scattered residential dwellings, and
WHEREAS, the site proposed for rezoning has a residential
home on the southern portion of the property and is vaoant on the
northern portion. There are electric power poles running
diagonally across the vacant portion of the site, and
WHEREAS, review of Floodplain Map #040058-2325B indicates
this parcel is located in Zone C, an area of minimal flooding,
and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 13, 1994, the Commission
reoommended APPROVAL for a rezone subject to the following:
1. The parcels be zoned A-R/1A (Agricultural-Residential/
One Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdivision Regulations and 102. 04-B of the Standard
Specifications.
3.
The parcels will meet or exceed their respective
acreage exclusive of road easements,

4. Each parcel shall have legal access.
5. The Parcel Plat shall show any surface drainage and
FEMA flood zones.
6. That appropriate zoning, building, environmental and
floodplain permits be obtained prior to any
development. These permits will not be issued until
Parcel Plat recordation,
7. The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS ll-829E.

If these conditions are not met wi thin one year this
approval will be void, If at the eKpiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development, or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statues Annotated, Title 11, Chapter 6,
11-832.

WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, April 17, 1994, and posted April 15,
1994, as required by Arizona Revised Statutes and the Mohave
County Zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, May 2, 1994, APPROVED this
rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein.
