VALLEY RANCHOS, UNIT 8, SECTION 3, TOWNSHIP 20 NORTH, RANGE 19 WEST FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT SIZE) TO A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT SIZE) IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA. RESOLUTION NO. 94-146 WHEREAS, at the regular meeting of the Mohave County Board of Supervisors held on May 2, 1994, a publiC hearing waS conducted to determine whether approval should be granted for a Rezone for the above described property to owners Ray and Geraldine Jones and Frances Winkel of Riviera, Arizona, and WHEREAS, the property is located five miles south of Highway 68 between Jade and Kaibab Roads. The property is accessed by Highway 68 via Estrella Road, then south to Shinarump Drive, then ('~ west to Yaqui Road, then south to the property, and '0 ":e..,,/ WHEREAS, the surrounding land uses consist residential homes and vacant land. The site rezoning is also vacant, and of scattered proposed for WHEREAS, the majority of Golden Valley Ranchos Unit 8 consists of two-acre lots, with a few lots divided into two, one- acre parcels, and WHEREAS, electric service lines run adjacent to the western boundary of the property, and WHEREAS, review of Floodplain Map #040058-23258 indicates this parcel to be in Zones A and C. The portion in Zone A is an area of lOO-year flood, base flood elevations and flood hazard factors not determined. The remainder of the parcel is in Zone C, an area of minimal flooding. This parcel requires a Floodplain Use Permit for any development, and WHEREAS, at the public hearing before the Mohave County Planning and zoning Commission on April 13, 1994, the Commission recommended APPROVAL for a rezone subject to the following: 1. Submittal and recordation of a Parcel Plat prepared in accordance with Article 3.16 of the Mohave County Subdivision Regulations and 102. 04-B of the Standard Specifications. 3. The parcels will meet or exceed their respective acreage exclusive of road easements. 4. Each parcel shall have legal access. 5. The Parcel Plat shall show any surface drainage and FEMA flood zones. 6, That appropriate zoning, building, environmental and floodplain permits be obtained prior to any development. These permits will not be issued until Parcel Plat recordation. (1;:;)\ \"." ': '<,./ 7. The rezone shall not become effective for 30 days after final Board of Supervisors approval for the change in classification, as per ARS 11-829E, 8. If these conditions are not met wi thin one year this approval will be void. If at the expiration of this period the property has not been improved to meet the use for which it was conditionally approved, the Board (after notification by registered mail to the owner and applicant who requested the rezoning) shall schedule a public hearing to grant an extension, determine compliance with the SChedule for development, or cause the property to revert to its former zoning classification. This action is in accordance with Arizona Revised Statues Annotated, Title 11, Chapter 6, 11-832. WHEREAS, the notice of hearing was published in the Kingman Daily Miner, a newspaper of general circulation in Kingman, Mohave County, Arizona, April 17, 1994, and posted April 15, 1994, as required by Arizona Revised Statutes and the Mohave County Zoning Regulations, ''''','1'', ;.,~.", !',. -~' .
