A RESOLUTION SETTING FORTH A REZONE OF LOT 8, BLOCK I, GOLDEN
SAGE RANCHOS, UNIT 85, SECTION 23, TOWNSHIP 21 NORTH, RANGE 19
WEST FROM A-R/2A (AGRICULTURAL-RESIDENTIAL/TWO ACRE MINIMUM LOT
SIZE) TO A-R/1A (AGRICULTURAL-RESIDENTIAL/ONE ACRE MINIMUM LOT
SIZE) IN THE GOLDEN VALLEY AREA, MOHAVE COUNTY, ARIZONA.
WHEREAS, at the regular meeting of the Mohave County Board
of Supervisors held on May 2, 1994, a public hearing was
conducted to determine whether approval should be granted for a
Rezone for the above described property to owner Alma Mandrell of
Kingman, Arizona, and
WHEREAS, the property is located approximately three miles
south of Highway 68 and west of Estrella Road. The property is
accessed from Highway 68 via Estrella Road, then south to Bolsa
Drive, then east to the property, and
WHEREAS, the land useS adjacent to the property consist of
single family homes to the north and east with vacant land to the
south and west, The surrounding area consists of scattered
residential homes and vacant land, and
WHEREAS, the property proposed for rezone has a home on the
southern acre with the northern portion vacant, and
WHEREAS, review of Floodplain Map #040058-2325B indicates
this parcel is located in Zone C, an area of minimal flooding,
and
WHEREAS, at the public hearing before the Mohave County
Planning and Zoning Commission on April 13, 1994, the Commission
recommended APPROVAL for a rezone subject to the following:
1. The parcels be zoned A-R/IA (Agricultural-Residential!
One Acre Minimum Lot Size).
2. Submittal and recordation of a Parcel Plat prepared in
accordance with Article 3.16 of the Mohave County
Subdi vision Regulations and 102, 04-B of the Standard
Specifications.

3. The parcels will meet or exceed their respective
acreage exclusive of road easements.
4. Each parcel shall have legal access.
5. The Parcel Plat shall show any surface drainage and
FEMA flood zones.
6. That appropriate zoning, building, environmental and
floodplain permits be obtained prior to any
development. These permits will not be issued until
Parcel Plat recordation.
7, The rezone shall not become effective for 30 days after
final Board of Supervisors approval for the change in
classification, as per ARS 11-829E,

I f these conditions are not met wi thin one year this
approval will be void. If at the expiration of this
period the property has not been improved to meet the
use for which it was conditionally approved, the Board
(after notification by registered mail to the owner and
applicant who requested the rezoning) shall schedule a
public hearing to grant an extension, determine
compliance with the schedule for development, or cause
the property to revert to its former zoning
classification. This action is in accordance with
Arizona Revised Statues Annotated, Title 11, Chapter 6,
11-832.
WHEREAS, the notice of hearing was published in the Kingman
Daily Miner, a newspaper of general circulation in Kingman,
Mohave County, Arizona, April 17, 1994, and posted April 15,
1994, as required by Arizona Revised Statutes and the Mohave
County zoning Regulations.
NOW THEREFORE BE IT RESOLVED, that the Board of Supervisors,
at their regular meeting on Monday, May 2, 1994, APPROVED this
rezone as recommended by the Mohave County Planning and Zoning
Commission and outlined herein,
